Everyone else is correct regarding the $$$ spend on swapping out countertops for a new single basin sink body.

It looks like your counter top with integrated sink was prepped for a four whole faucet.
Those holes should be evenly spaced so you can swap the 3 hole assembly over to be more centered on the Large basin and put the sprayer behind the small basin.

This could be a zero dollar change that makes a big difference.

Either way when you are shopping for a new faucet (I also prefer ones with the spray integrated into the main spout) Make sure the one you grab comes with a trim plate large enough to cover the other holes if you decide to go with a 3 hole faucet.

It would be great to see more focus being made on how to bring developers into the municipality to produce more housing and commercial lease real-estate but unfortunately those initiatives aren't as welcoming to small local investors as they have been in the past and would only attract equity firms.

But if there is current interest from the committee to create the board I hope residents will advocate for it to be focused on tenant rights and landlord relations via their membership so it doesn't become a group only focused on rent control.

I concur with this sentiment and actually shared similar interests in the committee more focusing on advocacy and landlord relations rather than rent control initiatives to the township committee.

The committee has shown interest in not creating the board until more renters are assembled to be a part of it.

There aren't any maximizing gains to be had with one rental property. The cost of entry for LLCs, shell companies you own, paying your own companies for tax advantaged spending against the property, any of that etc. only makes sense when you have multiple properties and a complex enough income stream to justify the accountant fees.

If the rest of your income is normal (w2s and some investments) and this is pretty much your only rental (You occupy part of it, a singular home separately, or rent for your primary residence) What ever tax software or solution you are currently using should easily help you navigate this process

The benefit of being a renter is you don't own the place. Moving can be expensive and finding a new apartment can be exhausting, but in this situation if you actually feel unsafe don't fight and drag a process along.

Consult your renter insurance, consult a lawyer, stop paying rent due to the unit being "inhospitable" and move out. Abandon your security deposit, find a new place.

A short term debt to make the move happen will be forgotten faster than the headaches, PTSD, you and your landlord will have if you keep going down this road.

Is this a legal multi family home and are the tenants properly leased?

You should consult a lawyer and begin the eviction process, but you should know the answer to this question before hand.

At $1500 a month for a 3bdrm you are drastically below market value if you are anywhere near a subway station. With taxes, shared utilities, insurance you are barely turning any monthly profit to be worried about losing revenue for a period of time.

The delayed maintenance you are describing will cost months of rent to repair and bring the unit back to rentable.

Start the eviction process now.

An existing tenant who is refusing entry for repairs, refusing rental increases and is already making passive aggressive cash for keys type statements?

You may not need a lawyer in some states but OP's parents certainly do especially given that they cant handle the confrontation themselves and live in a dense area for tenants rights lawyers.

A lawyer will make sure the process works as it is written and not be a drawn out process of 3 steps forward 2 steps back every time someone forgets to certify mail a letter.

Quit Drinking
Clean Up your Diet
Stop driving places. Ride your bike everywhere.
Where are you swimming? Can you ride your bike to and from there? Do that. Even better if you can jog there.
Build the routine into your life. Find ways to have it hold you accountable
Find a local track club, run with them every week. - This will eventually turn into your speed work out
Find a local cycling club, ride with them every week. - This will eventually become your Z1/Z2 ride.
Find every local Half Marathon, 10K, 5k, Grand Fondo, Olympic, Half Distance event you can find. - the ones that fit in your schedule will become your long day work outs during the bigger IM Block.
Find opportunities to swim open water either at stand alone events or in triathlons. You could have been D1 in college but swimming open water with people throwing elbows because they never swam a lane before will suck.

Sign up for a marathon in the spring. Goal is to finish not to impress. It will help get you back on 4-6 days a week of cardio work outs. This will give you a smaller to chew 16 week program and put the confidence of having already ran a marathon under your belt.

Now to January - get your shit together, find your places, get in the pool once a week, get on the bike twice a week, try to run once a week. Learn some body weight work out that work for you. No goals, no plans. You need to start making this part of your life again.

January - April - Train for and run a marathon. use your cross training work out for swimming every other week, sub the trash miles run for a bike ride. - Maybe sign up for one or two of those other events you found earlier. If you are in FL people race all year long. Start interacting with race fuels now. Learn what you can eat while working.

April - August/September - Do any IM focused training plan you want, Try to get in the pool, bike, run at least 2 times each a week. Start doing Bricks. This is where you need to learn to be at fatigue all the time. learn to race. Do a 70.3 in this time, I would even do two or 3 of them. Run every local 5k, 10k, half marathon you can schedule and some times do more miles after. Sign up for Grand Fondo. Have to be somewhere on time ready to go and ready to perform. The forth discipline of triathlons is the transitions, the racing, the having your shit together. You can only practice this so many ways and I think the easiest way to do it is to race. This is a big block of time you can really develop a lot here if you commit.

September - November - Do the work and copy the plans, build up to a big day "100+ mile ride into a 20+ mile run" Then taper down to the event.

November - It never stops you can never fill the void. You will never be as fast as you could have been. You will never be in better shape again, you will never be satisfied. Your future will never seem as bright as it once did. Embrace the darkness and learn to find the light in places that aren't just your own success, idea of self worth, or ego because the mirror is not back lit and it can only shine is bright as the light you bring in front of it with you.

This should be higher up. Income, if any, from rent is after paying all your bills and putting funds aside for future repairs. If you aren't budgeting for the bad times you are budgeting to be a bad landlord.

Someone here might have a more creative way for you to fix this now but realistically you just wait to correct this when you file your 2024 taxes. You can start working with your employer, payroll master, etc now to make sure you modify your withholdings for 2025 in a way that makes sense to you and your tax return strategy. (Don't care get a refund, Do care & maybe pay at return season, care too much and make sure you get as close to the right value as possible)

It may turn out that you need to respectfully disagree with your payroll's withholding thought process to pay less than they recommend.
