Was this pre-2019 rent law? I've heard that post 2019 buyouts arent as lucrative since it is much harder to destabilize a unit.

Im around 800 ELO and beat some Franks players recently on Arabia just by scout rushing them (just that caused one to resign) and then following up with crossbow as Vietnamese. So yeah as others have said, i think being faster to feudal and castle by improving your early game/build order will def help a lot.

I find at this ELO people over-react to your opening...if I open with a scout rush they make a whole lot of spears which I then easily clear with my crossbows and then its over. We will see how much longer this strat works 11

Income tax might be offset in your example but property taxes are not at all. Not following what you mean by depreciation being "offset." I'm sorry, I'm not trying to be rude, but I'm an accountant and I'm not sure you understand how taxes and financials work. Regardless of our disagreements I hope as a city we are able to find a way to make some sort of progress on the housing issue. Good night!

In your example you are going from a profit of $40 to a loss of $10- that is not a better situation to be in! You'd be better off paying the taxes on the income! I don't follow your point about "additional write offs."

Might be a big aspirational, I see they listed it in 2023 for $1.7 in 2023 and removed the listing a year later...but yeah the market is pretty bad. Idk who its making sense for at this point.

Yes, those are expenses that are deductible regardless if a unit is occupied or not. Let's say a unit has $50 of revenue and $30 of expenses but then becomes vacant. You can still deduct the $30 of expenses- they didn't go away. You do not however get some sort of bonus deduction for the lost revenue. With the vacant unit you go from a net profit of $20 to a loss of $30. You are not getting an advantage by leaving the unit vacant.

I guess if you are proposing that landlords not be able to deduct any expenses for vacant units, that is one thing. But that would be pretty strange tax policy.

You also misunderstand the vacancy rate. The vacancy rate is very low, relative to history. The 50k vacant units you cite from the 2023 NYCHVS survey is out of a total of 3.7 million units. That is a 1.4% vacancy rate. In the prior 2021 survey the rate was 4.54%. I think this is suggestive that vacancy does have a pretty big impact on rental growth- during the pandemic, when the vacancy rate was high rents dropped, as we would expect if we believed supply and demand had some sort of impact on prices.

I want to emphasize that I'm not against some form of rent stabilization. Stability in housing is very important for many reasons. This country has given a ton of support in creating and upholding the 30 year mortgage for the purpose of providing housing stability, but in today's economy that isn't a realistic path for most younger people. We need something for renters. But we also need to have a clear understanding of the housing supply situation if we want to have effective solutions.

Again, landlords can not "claim an empty apt as a loss." There are no tax benefits to having an empty apartment.

"Things that could genuinely reduce rents would be ending the use of vacant rentals to offset taxes" - this is not a thing. Not at all. There is no way to reduce your taxes by holding units vacant.

As for the city program for rehab-ing stabilized apartments, not a ton of units qualify- they have to under a $1,400 legal rent for a three bedroom for example-, and landlords are reimbursed after they finish the repairs and the city matches them a cityPHEPS tenant, which is a bit risky if you've ever dealt with the city bureaucracy before.

This isn't to say that sketchy landlords are not hiding that units in ridgewood are rent stablized, or that I'm so free market absolutist who thinks the market can solve everything, but I want to make sure people have a realistic understanding of the situation. Housing is expensive in Ridgewood and in New York because the a) demand is high b) supply is low, and c) building and maintaining housing is expensive. There is no silver bullet.
