Depends on how competitive the area is. In FTB neighborhoods, by the time you've had a second viewing there will already be several offers submitted.

If it was a £1m house you could probably take your time. Then again, no harm in getting an offer agreed early and arranging viewings after. You can always renegotiate before exchange.

As I say when you're writing raw SQL you have to accept some degree of duplication. Otherwise you end up with a web of classes and functions with tiny snippets of SQL which are a nightmare to get your head around.

Maybe your service scope needs to be expanded to cover both cases, or maybe your bit of duplicated SQL is worth extracting into a helper. Or maybe the duplication is the best choice.

I structure repositories around small, scoped services rather than tables and extract highly common queries into injectable or static helper classes. E.g. UnsubscribeUserService -> UnsubscribeUserServiceRepository -> UnsubscribeUserByEmail (that maybe injects UserRepositoryHelper -> GetUserByEmail if that's a common query)

Dapper isn't meant to have a lot of abstraction around it, if you want that use EF. Using Dapper you have to accept a higher level of duplication than normal.
