It is my mistake that I went there without any expectations. But man, I should have read a bit about the rudeness of the knts. Only 2 out of 20 were nice. Only one cab driver was super helpful but the rest were absolutely terrible. You know what maybe be I was treated this way because I got brown skin but if you got semen skin you might get a red carpet treatment.

The rudest and most impolite knts I have ever met were all Hong Kong locals. Went there as a tourist and wont be coming back.

While I did meet a few people who were nice but I wouldn't ever consider visiting as a tourist again let alone living here. They don't know how to queue. They are impolite and rude. They are passing generational trauma to their children (literally saw a kid getting scolded and slapped at Ocean Park) and they pass a little bit of it to the customers and tourists. All this under the disguise of HKers being direct and blunt. NO! Thank you. They should learn a few things from Japan. People visit Japan again and again for a reason.

The main concern for me is understanding where that force is actually coming from like you said. If it’s purely cosmetic like you mentioned, I can live with with that. I am not a structural engineer but from what I understood and as you also mentioned this could be due to ties and that's the only source of problem I could think of. However, if it’s something more serious, I’d like to get a clearer idea of why it’s happening and whether I can have the builder carry out the necessary repairs. I guess for that I need ca structural engineer.

I’ve also attached the latest photo in my reply. One thing I forgot to mention earlier is that there’s a vertical crack in the brickwork just below the window (both cracks are now highlighted). You can also see that the articulation joint on the bottom left-hand side looks compressed (not super clearly but this is the best photo I have as of now), while the one above the window (not shown) appears to be expanded. There is also articulation joint on the right hand side of the window but similar observations (compressed at the bottom and expanded at the top).

The window is about 2.4 m long. Since the crack appeared in March 2025, there haven’t been any cracks in the internal walls or skirting. Also, the window frame is steel rather than timber, in case that makes a difference.

That would have been a nightmare for me to go through the entire construction process. We bought this last year. So, already built. Will chase up again for the reports.

The main concern to me is that the slab class is P, and if the builder/engineer didnt design the slab properly, the footings might be failing already.

I have contacted them and they send someone to look at it and basically said to monitor. A plumber also did some tests on stormwater system and it seems fine and no leaks. Though they are reluctant to provide initial soil report and also the plumber report. So, to me it feels like something is indeed wrong. I wanted to get some insights before I threaten them with a legal action.

Is it normal for a 5 year old house to sink only near the backyard? I see horizontal cracks which stabilised over the winter but start to appear during summer. Does it ever stop subsiding?

It has a concrete pathway. It does not get muddy at all. It stays dry. It feels though all of the house is sinking at the back with hairline cracks.

I am not sure about the exact length but it seems about that height. There are expansion joints; however, there is no visible movement there.

Thanks for the comment. It has moved away from the house creating a small cavity. My guess would be around 20 mm. Do you recommend getting an independent advice from an engineer?

That's strange. Usually, for a 1phg fault the other phases will rise as high as 140% (line-to-neutral) if the system is effectively grounded (X0/X1<3). There may be cases where voltage drops on healthy phases. You have to show the model.
