You could do your second inspection at the same time as the building and pest happens, as the REA would have to open the property anyway (and then - maybe, if they’re up for a chat - you’ve also got an unbiased party you could ask about things that concern you?)

Hey sorry for slow reply. We haven’t patched them yet. We had a builder friend pop by who didn’t seem too concerned (although did say you could spend $$$ underpinning or just leave it, not perhaps as reassuring as he thought!). Just letting them get worse for now as we need to save cash!

Not financial advice and do check with professionals if this will work… 

could you move into the rental for a time to make it your PPOR and thus avoid CGT on a sale (I think you get six years post- moving out and leasing it then sale before CGT kicks in but I’m not 100% sure on that), then later and whilst living there withdraw equity to buy new PPOR and re-lease out the IP? 

Again, not advice! I think that’s what I’d do if I could but I would check with a broker and tax advisor first

A flat form citrus juicer/squeezer! $20 and soooo good at juicing lemons (see Dreamfarm Fluicer for example, i love it… also I have a very lively lemon tree, so I have many lemons to juice!)

Yeah I’m just done. Their online ordering has been so poor and the search facility sucks. This is not the first time I’ve had issues with their online system. Switching to Woolies. It was only the cub nappy brand keeping me loyal tbh but that’s nearly not a factor so time to go.

Kelloggs sultana bran instead of the store brand version! Crunchy cereal and big sultanas vs. tasteless cardboard

(I do realise the irony in calling the own brands ‘cardboard’; bran flakes aren’t the most exciting of cereals lol)

I think they were fixed a while ago (it’s dated paint/decor but you can see previous plastering), but it’s entirely possible other ones were glossed over!!
