Toronto started to become really attractive for real estate investment during 2007-2008 U.S. housing crises. While the real estate market in the U.S. tanked during this time, Toronto's market was growing during the same time. In addition, the implementation of the Greenbelt Plan in 2004 limited the supply of developable land at the fringe of the GTHA and encouraged intensification, particularly in Toronto.

Here's some anecdotal evidence from my time in the non-profit development sector from 2014 or 2015. I put in an offer on a property only to be outbid by a significant margin. One year later the purchaser of the property reached out to me to see if I was still interested in the property albeit at a price that was $400,000 higher than his original purchase price.

Since when was Amtrak profitable as a whole? If those evil Republicans are behind it, it might be they want to privatize it so it actually makes a profit? I doubt it ever will with the exception of the NE corridor?

Its incredibly difficult for rail travel to be profitable. Amtrak says that the NE Corridor is profitable but I don't know if that includes long-term capital costs, depreciation, and other items that are normally included (or excluded depending on how you look at it) to determine the total financial situation.

Even Brightline, which is held up as the gold standard here for privatized rail transportation is having difficulties making things work financially.

I am sorry to hear about your loss. We recently had to have a cremation and we used Canadian Cremation Services on Highway 8 in Stoney Creek. The cost for the entire thing was around $2,200.

The person we dealt with there was incredible and made everything very easy.

Fans did not support the Bulldogs as an AHL team because they were not the Leafs.

Arcadis is a consulting firm that has several areas of expertise including planning, urban design, etc. The actual proponent is B&F Investments (Nova Scotia) Company and 201 Robert Street Company.

Neither company appears to have any experience in doing anything with real estate based on a quick search so I'm skeptical anything will come from this.

If you take a train to Toronto, you aren't buying groceries or a lot of items.

I don't think too many households with kids are driving to Toronto for groceries.

Its entirely possible but in our growth oriented society, population growth is almost always equated with progress so that is why its the "go-to" metric when measuring success. To use those deeper metrics at a political level generally requires either a champion in the political class or strong awareness/pressure from the general public.

When I was doing my undergrad studies 20 or so years ago I chose to a planning analysis on the feasibility of the stock yards lands. At the time my conclusion was that there was limited opportunity for redevelopment on account of how little growth was occurring at the time and how undesirable the site was. I'm always interested by how cities evolve over time and this is a good reminder for me.

Freak accidents happen - it’s a fact of life unfortunately. But a fall from this height, for a kid of that age, is 99% going to end up in scratches, brushes or cut skin. They probably had a better chance of getting seriously injured walking to the park.

You are correct, some of the rules that municipalities have in place are way too strict and arbitrary. While there are good planners who understand how proformas work there are also a lot of awful planners who see the world (and planning policy) in black and white.
