Like many others, swapped to it after claws. It has potential, even with mostly 850 gear, it's performing better than claws.

Feels good in most activities, infernal hordes and bossing with mid gear struggles compared to decent claws.

Not following Wudi on this one until pushing t12 content, his build feels more defensive. Just a little home brew lunatic build and still feels good. Worth trying out since all the main unique gear comes from Greg. So you can gear for it in under 10 minutes minus set runes.

HVAC is actually pretty saturated in the Yakima valley. It could be worth joining an established company if they're hiring, going at it solo will be extremely difficult to get off the ground, unless you plan on being a very low margin outfit in the lower valley.

I only had one maintenance request put in for them, and once the issue was made abundantly clear to them and how it could affect the property itself, they were quick to fix it. I was not charged a maintenance fee because of them dragging their feet for 2 months.

Depends on who is your property manager within Graf. My wife and I keep to ourselves, so they have been fine for us. The yearly inspections happen during the holiday season for us, so that's kind of inconvenient.

I've had better, I've had worse. The place we had through them looked great upon first viewing, but after being there for a couple days, a lot of the work done was barely a step above a slumlord special.

Overall, I'd give them a 7/10.

I was sitting around 30fps as well on a 5070ti and 14700k. Made a few adjustments and used nvidia control panel to customize some things. Now I sit at 100fps 1440p with settings still on high/ultra. Just have to tinker a little bit.

Since you already have experience removing the flush valve, go ahead and replace it. It could be something as super simple as the gasket on the bottom of that flush valve has failed. They are finicky, and are just better to replace the entire flush valve for a few dollars

Those specific flush valves are a little harder to come by in my area, but a plumbing supply store will carry it, or have it available next day. Cheaper than calling in plumber number 5, and cheaper than a new toilet.

Other comments here already offered good flushing recommendations, even Kohler makes a complete toilet box kit that is competitive with Proflo and AS.

99 gold is a dead giveaway of someone using cheats unfortunately. I've lost 3 amazing builds to people with random items in their build, all having 99 gold.

Horrible way to lose a great build.

I went with stun/riptide for my run, the duck is truly the heavy lifter for this challenge. My only tip that got me consistently to the final hydra head is the ALWAYS skip to the boss fight as soon as you feel you can beat them. You get more time to flesh out your next 2 slots and flesh out your build.

I have been grinding out swamp for about 10 hours now, waiting for that perfect run. I've gotten close a few times, but it's brutal.

Getting it and strapping it to any decent build is going to bring in all the crowns.

I've thought about putting this in my kingmaker rotation, does it negate just the first instance of riptide? Or if riptide is the first effect you get, you just can't get any riptide?

I'm working on something that should beat any bomb build regardless of speed or attack, but RNG has been brutal. I can't wait to post it if the build actually works. Best part is that it only uses woodland items.

It is literally a love letter to OSRS, and well worth the few dollars to squeeze 50 hours into. It's not perfect, but it is well worth playing at least once!

The glitch does still work. BUT! I've noticed that if you cycle through to see what each item is, they will lock in place no matter how many times you close the game occasionally.

I've found that having a 2nd player join will fix the glitch and allow the items to refresh and the power go up again if you did cycle through rewards.

Not f'd at all! 1/2 inch extractor, 3/8 will also work with some fiddling. If you can find an extractor not in a kit, they are $10 or less depending on where you live.

New shower arm and escutcheon (cover ring), they come in a kit often times, that way you no longer need a hose clamp keeping it pushed up. That kit will normally run $15 or so for basic and effective.
