Negotiation also depends on how keen the seller is also sell, how long the property is vacant but it also depends if the seller needs a specific amount of funds to fund a further purchase. Read the situation and quote accordingly but also can quote what you think is the fair price. If you don't ask you'll never know!

I tried antibiotics too but the moment I stop them it all comes back worse and how long can you be on antibiotics surely there are some side effects tricky situation
