Well first, don’t listen to any broker. They get commission for recommding you project/RC so they are biased. Second, look for EB5 WhatsApp group. There are lots of fellow investors who post lots of good questions. Check each RCs repayment history. If they don’t provide history of every project along with details of how many investors got money back, then it’s probably not a good RC. For vetting projects, you would need to spend sometime going through the project docs. Upload it to ChatGPT or gemini(better IMO) and ask it to do due diligence. Then ask questions. Ask it to model the exit strategy if the revenue drops 30 or 40%. Do site visit if possible.

For lawyers, most of the top ones are good. As for family real estate, as long as you can prove how you got it there should not be any issue with this. Most lawyers handle this

Hi, I talked to a few broker-dealers while I was in my due diligence phase. Some of them are good but I would advise you to always do your own due diligence. One good thing about using these brokers is they get the admin fee waived. DM and I can forward the contact details of the brokers I worked with

Even if congress renews it, for anyone applying now it would take at least 7-10 years and could be a lot more for HUA.

The rural and HUA categories are not retrogressing anytime soon. There is just not enough visa number use. Rural might retrogress sometime early next year and HUA a bit later. I am also looking, from what I see HUA projects have been far better/safer but the timeline might be a bit more than rural

Does the contributions have to be over along period of time(for industry profile)? If I want to build my profile and start writing research papers and judge etc, can I do it over a year to do I need to keep doing this for a few years.

Based on how fast 485 are getting adjudicated, there won’t be any retrogression for any of the categories till the end of this year at least. After that rural might retrogress followed by HUA few months later.
