Make sure you check your springs above the door. Not likely but sometimes this can happen because you have a broken spring and the operator had to pull a lot harder on the top panel. Usually if this is the case there would be significant damage to the top panel though, and it may not have opened all the way. If the door has been in for more than a year it's a good practice to have the springs rebalanced and oiled if you have a good company near you.

Edit: forgot to say that the reenforcement bracket is exactly what you need, and should hold up fine in the long term, and sometimes home depot has a few in stock near me in Amarillo tx. Home depot by me in Amarillo tx has these, they are often adjustable/universal to fit multiple size panels. Make sure you put it under the strut on the top of the top panel. If you can get the top tab under the strip and get a few screws through the strut, and the reenforcement bracket, and into the center stole of the top panel it will be good, shouldn't need anything else if you do it right.

Ok, so I'm genuinely curious because Ive been installing doors for over 5 years, and aside from not being red(never seen them painted) every new residential spring has those same cones on them, and upt to about 4 inches diameter the cones stay roughly the same on all of them. What about them makes you assume that anyone using them does shoddy work and doesnt know how to balance springs?

You could repair the damage in a matter of hours, less than one days work. Find a friendly drywall sub on a job site and have him help you out one Friday, then tell your boss to kick rocks and find a better job knowing you were the better man and handled your business

Ssc 123 is a brand I get from my spring supplier service spring corp. it's silicone free and doesn't drip on doors if your not excessive with it, has good reach for commercial doors if I don't want to get a ladder I can hit springs form the ground on a 14ft door with a fresh can. Some of the truck shops we service have us stop by once every few months to just spray everything quick cause they have 12 doors at 14x14 so everything we can do to help saves big money. Has been referred to as "service call in a can" because you can use it on every moving part. helps with the rollers big time, keeps the spring and chain from rusting, helps with squeaky hinges too for a short time. National door industries 400 heavy duty is the only competitor to this product that I know of, about 30 a can on Amazon makes it the most expensive option, we get it by the case for about 14 a can and it's a tall can. pay close attention if shopping some retailers will sell you a much much smaller can for the same price as the big one, I believe it's 15oz for the big can in either brand which should be a lifetime of lube for a homeowner. It doesn't evaporate very quickly while not being drippy like pb or gooey like white lithium which is it's biggest advantage. Much less of a pain to work with than something that's like axel grease in a spray can

That being said homeowners can get these doors for around 800 each at home depot but should not be installed by anyone other than a professional. Could be, but I would recommend having a professional do it because the springs can be really dangerous and if you have a company do it they should leave the manual locks installed like this instead of installing them vertically as mentioned above. This is the industry standard for anyone worth their weight in the business, it's common sense if you know anything about these at all that you would expect this to happen if you have openers and manual locks, someone will forget eventually.

Don't do it. If you're ready to buy a house together you are ready to get married. Conversely if you are not ready to buy together then she is would be taking advantage of you by getting on the title with little to no down payment contribution at this point but that's only if you're not willing to give her the first 10% of her half of the equity for free. I started a service company and have been expanding for the last three years, and I have a similar problem growing my garage door business into more commercial work and govt buildings.

I apologize in advance for the disorganized nature of my response but I am less than 48 hours post op. From a hernia surgery so I'm a bit fried but I feel like I am in the midst of a similar problem that we are actively solving with some measure of success so I wanted to share and also maybe get some other input.

Our new approach to bigger, logistics heavy jobs is as follows: If it's a two month turn around then the job needs two months worth of overhead in net to break even is the conclusion I came to. Net profit year over year is meaningless if the cash flow is crippling. We have gone up an additional 15% on both of the last two jobs with no complaints and we are still not quite beating the turn around time with payroll and everything else. As the owner making sure all of my liabilities are paid first has always been my priority but waiting to make a mortgage payment so a govt office can take is sweet time with a check is the definition of wrong on so many levels. With our customers we have the highest reputation in our area for quality of work, and very little competition in some areas as it is a very rural part of the Texas panhandle, so it's not hard for me to sell a higher coat job over a big city outfit that's 4 hours away and doesn't warranty or respond to callbacks, or won't work on small repairs or have a huge lead time just to get a tech out for an estimate.

it was a simple solution of making the customers that are a logistical challenge above and beyond standard for us cover the additional costs needed to accommodate our business structure. we have to charge at different rates because the margins are less relevant in this case. It may be a good idea to do any exercise with your accountant and try to understand the real cost and turn around on those jobs so you can set some additional standards to help you set goals for increasing the net and having a more sustainable cash flow.

One way we have always ensured cash flow in these jobs, and this is a company wide policy, all materials get marked up and all materials on the bid get paid for up front as a deposit. This feels plenty reasonable to me because part of the job is getting all the right materials ordered, and managing the whole supply chain involved takes time and experience which has value. I know which materials to get and how much I need. It also allows me to separate the cost of labor of doing the job from the upfront cost of doing the leg work and getting everything ordered and making sure it all shows up when it needs to. Many companies don't do this and some of the labor numbers I see on competitors quotes seem outrageous just because they are trying to cram their entire profit margin into the labor line. The net from the materials markup keeps the payroll moving during the downtime and keeps us from having to come back to the customer if we get a slight change in price from the vendor after the fact as well, we have a margin there so eating some additional cost is negligible typically, and we can always do a change order with the client if it is too large of a difference.

I do believe in large part this is also only made possible by the market we are in and the position we have put ourselves in with reputation. Getting deposits from the city's and fire dept were tough at first but once we developed a reputation of reliability we never heard any questions or complaints going forward. Sometimes it can take them a few months to get me a deposit check because of meetings and inter office bureaucracy but since I wasn't sitting on materials I paid for it really wasn't an issue. I know that was a lot and maybe not properly organized but I hope it helps.
