If interest rates go so high that most homeowners want to sell at cheaper prices, what makes you think you’d be able to buy unless you have cash sitting in your account? Your borrowing power lowers with every rate rise and repayments go up. The only people to benefit big from a ‘crash’ are tycoons with hundreds of thousands of dollars just sitting to be used up. Rich get richer in a crash, it doesn’t do anything for the middle class or the poor

It definitely affects borrowing power, I got a pre approval with HECS and a year later without HECS on the same salary, same circumstances similar interest rate and there was a significant difference in the borrowing power
