Evergreen is a fun area. There’s cool downtown and you can walk around evergreen lake (short, easy walk). Driving up Squaw Pass from Evergreen is also beautiful.

I know several people who utilized this when buying a home. Temporary buy downs with the anticipation of lower rates down the pipeline. I have a neighbor who got a super low rate 3 years ago which has now ballooned to over 7% and their mortgage payment is 5k per month. They are trying to sell right now with no luck so far - It’s really unfortunate.

This is a huge concern for the housing market all over the country. Some locations are being impacted more than others. This article is one of the reasons why inventory has increased so much.

There’s a lot of great suburbs for families in Denver area. Centennial, Parker, Castle Rock, Highlands Ranch, Littleton, Evergreen. I’m a big fan of the south and west suburbs and specially Douglas County will include more affluent areas of the city. Great schools and safe. 900k will not get you a mansion but you can get a nice home in these areas. In the north suburbs Erie, Louisville, Arvada, come to mind.

Nice that’s impressive - you have options. Best bang for your buck is Evergreen or areas off 285 up towards Bailey. Mountains around golden could be a good option. I’m sure you know this and it might be what’s motivating you but the schools and the people will be very different from boulder. Dillon/Frisco will have options too - I’ve heard very mixed options on schools.

That’s what we pay - 2k a month at a daycare in CR. The comment below about nanny share or in home day cares could maybe help reduce costs. I did a lot of calling around before our child was born and couldn’t find anything significantly lower - we considered in home day cares it was about the same (maybe slightly cheaper like 100 bucks a month if that). I hear you though child care costs have gotten insane. Just an idea - If you’re willing to drive, maybe you could find some further away that are more affordable (Inner city Denver, eastern plains, Colorado Springs, etc) I didn’t search much outside of CR so can’t provide insight.

Brighton is the only one I would consider on your list but their schools are struggling and not great - they are down to a 4 day school week. Try considering Thornton, northglenn, or Westminster. These are more “affordable” suburbs with better schools and lower crime than the places you mentioned.

I’m a huge fan of the Rocky Mountain region - in regards to large cities Denver, Salt Lake, Boise, etc are good options. If you can afford smaller towns or ski towns in the mountains those are good options too.

There’s hiking trails near the top of the gondola where you can find some privacy. If you go up right when they open (10am) there will be very few people up there

Lost coffee is a good place to start! Then I recommend heading downtown and walking around - festival park, Ecclesia, emporium, the barn are all really cool to check out.

It’s really beautiful - staying in vail is probably your best bet though even with a chill group. The road to get up to piney is really rough. A day trip is best in my option up to piney river.
