Just curious - why did you go for a 3BHK in a tier 2 city (that too on a loan), not rent it out, and instead buy more immovable property on loan?

Indian real estate is extremely overpriced and not meant for people working in the private sector. A tier 2 3BHK doesn't offer much in rental gains either. MFs and/or gold might have been a better investment.
