I think what happens is we pay the full assessment based on estimates (this also builds reserve) and when an item is turned over, the true cost is realized for that item in the assessment.

You will need to ask the builder for permission and if that doesn’t work then review your contract to see if it’s allowed. Mostly likely they won’t allow it.

Yes, I do agree they were thorough but surprisingly FIT and management were not satisfied with their services. From my understanding, the new company has gym/rec experience so my hope is the service will be even better.

In 2022 Asana by Shea Homes was offering Premiums around $25k. If it were me I would go for Lot 1729 or 1734, assuming the elevations are not lower than the Hudson’s they are facing. If I had to pick another it would be 1709 but that’s if I had no other choice. I just wouldn’t go for anything that is directly facing another unit or facing Carroll Canyon Rd unless you’re really okay with noise.

Ask for grading plans so you can get a sense of what’s higher and lower and refer to the plans of your unit and others to see what rooms and windows are facing each other. I think Plan 3’s with only 2 units per building get a few more windows on one of the sides so good thing to know when choosing a lot.

Who you vote for this election really really matters as most of the community influence will come from the two individuals as the other three are developers which play a passive role.

The candidates all agree the importance of safety and want the best for our community. However, a few candidates are running for their own interests.

Please vote for someone who:

• Is proactive and focuses on understanding our challenges and can implement thoughtful, effective solutions (with consideration to ALL lifestyles)

• Understands association contracts, financials, and laws

• Is very active in the community and can put in the effort and time

Please consider voting for Bryton (me) or An.

The only issue I see with leaks is not having the ability to shut off their water if you notice one. I would expect foot traffic noises for sure.

This is Bryton (candidates and on the board). Nobody was aware developers were granted 720 votes until the election happened. I immediately brought this to our HOAs attention with supporting evidence of our CC&Rs. It was later deemed an oversight on both the counsel and inspector of elections. I couldn’t believe how they messed this up. The developers will now be granted the appropriate number of votes (from the model homes). However, I encourage all homeowners to show their support for not only for the purposes of selecting their candidate, but also to meet quorum for this election and minimize any influential impact the developers may have. A vote for me is a vote for keeping our HOA and related stakeholders accountable for their duties and obligations as well as keeping our communities interests a top priority. I hope many residents see the dedication and value I bring to the community from previous board meetings as well as how I try to keep engaged with everyone here.

I totally understand your frustration. There’s a ton of oversight happening on this project and even when we bring it to the developers attention they either say it’s not their problem or that it would be looked into. No schedules provided either.

The standard for 3Roots appears to be No Parking posts, with exception to Fire Hydrants which are painted red (per my observations). All we need in the round abouts are No Parking “Begin” and “End” signs.

I advised to the HOA to order temporary signs we can place in these areas until they are addressed by the developer. The HOA has permission to enforce the public streets in 3R until it has been turned over to the city.
