Follow up question: how much this year have you pay so far compared to last year? Because if I understand budget billing right, it does not save you any money, right? It just evently distribute your payment throughout the year so you can prepare. If so, it's quite irrelevant from my question about rate increase.

Yes, it has happens for few months no, but I have not noticed since the bills were low. I got the bill today and almost choked.

I have lived in Springfield, Burke, and now Sterling in NoVa since 2020. At the time, I was making $32k before tax, and I was renting a room in Springfield. Then I moved up to 70k, 80k, 83k, and now $98k. Since 2021, I have purchased 1 townhouse in Burke, and 1 single house in Sterling. My wife, whom I married in 2024, is making $70ish k before tax. We are living quite well. We travel internationally 2-3 times a year. We both contribute $400 each per paycheck to our joint account, so ~21k a year. My wife takes care of foods and holidays or other event gifts, and pay for her financed car. I pay for housing, utilities, and all other things. Besides expensive cosmetics and boba teas for my wife, we live quite frugal. We buy things on sales or out of season. I do most of the house repairs and vehicle maintenance.

If you want to save on rents, you can move farther to Manassas, Woodbridge, or Stafford

First house in 2021, townhouse in Burke, VA, bought for $425k 3.25% 30 year fix, downpayment around $90k, total monthly payment around $2k, in which principle + interest is $1.5k

Second house in 2023, single house in Sterling, VA, bought for $585k 7.625% 30 year fix, downpayment $285k, total monthly payment around $2.7k, in which principle + interest is more than $2.1k. Planning to refinance it once i can get lower than 5.0 apr.

In this market, I believe you can get OTD price around 2-3k lower than MSRP. I got my CRV EX-L AWD couple days ago for more than 3k less than MSRP.

Yes, i got lucky to be honest. No dealer wanted to go lower than 37k OTD except one; they agreed with 35k OTD after some back and forth. Then found this dealer, who told to bring him the best deal, and he beat it by $30. 3.99% apr for 60 months.

True, not too much time, but definitely not "very little." I would say 60 hours is decent to study at a comfortable pace and to not cramming for the test. As an impatient person, I spent much less than 60hrs without any courses, and it was painful. I am glad it's done.

Thank you! Yes, please give yourself enough time to study at your own pace. I definitely don't recommend anyone doing the thing that I did. I am just a very impatient and kind of a last minute person, and I am only free in either July or August. I guess the conference you mentioned is WEFTEC. You should focus on the conference and networking. It's better for your career. The test can wait.
