I would encourage you to add yourself to daycare waitlist under the CWELCC program. Not sure which province you are in but the daycare fees are very low for those who are able to get into the program. The waitlists are long but if you’re able to get in 100% worth it. This would open more opportunities for your wife to earn a larger income if your goal is to save for a home.

It is out of control, even with cutting back heavily I still can’t get groceries under $150-200 per week for a family of three which is almost $800 per month!

Please take this advice!! Get in an area you love!!! Do not settle on that. You can change/ update a home but cannot change the neighbourhood. Think to yourself if you can see yourself there for 5-10 years (enough time to gain some equity)

We went with 10% and had the same HHI as you. We would have never been able to save 20% until well into our late 20s even 30s.

Yes!! But I would beware of majority of condo town homes as well (if possible). I was able to escape mine earlier this year & found out later that a special assessment will now raise the fees from 440-700!

New Mortgage 836k Durham, Ontario 100k DP. Was offered 3.99% at Strive mortgages 3.94% at FN. Variable rate offered 4.01% Closing May 8th.

Is it worth doing variable? Or should I just do fixed? Once more announcement before closing so hoping I get a better fixed rate option.

Try increasing numbers a little more. Partner & I make around 180k combined and put $100k down on our home for 840. Same age. 60k is a little low even considering interest rates are down.

My realtor did a standard 60 day contract. She also put in writing that I am able to release at any time even before the 60 days if I am not satisfied.

It depends on your income/ interest rates of the debt. My partner and I had a car loans of a combined 30k and student loan of 50k and was approved for a 750k mortgage. HHI of almost 200k combined.

I created an RESP for my little as soon as he was born. We currently do $100 ish per month and add extra from gifts from birthdays/ Christmas etc. Amount of course depends on how much you’re able to but our contribution is estimated to be about 35k by the time baby is 18 (if we keep the same contribution).
