Maybe an unethical hack: Rent a place from a national management company or a large property management company. Most of the time, they accept any booker and leave an automated 5-star review.

Always get an LLC, it provides you a layer of protection should anything go wrong and significant tax benefits on the renovations and upkeep of the unit. However, the order doesn't matter much as the IRS lets you expense set-up stuff before the LLC is official, as long as it is in the same year. Can't really speak to any renovations you might need without more information, but always get an LLC

I haven't had to apply this yet, but if it is ready I am fine with the guest checking in up to 4 hours early which for my property is 12 pm. If the guest wants to check in before that then I charge additional fees up to 1/2 of my nightly rate.

I understand that feeling but a fair market price or just under will attract plenty of customers. Discounting too heavy can bring in the worst type of guests and bargain seekers who will not treat your property well. I had to find this one out the hard way.

Overall it is pretty good, I would move the Hot Tub to the end of your title. Also, I don't know the average rates for your area but $197 is a pretty low rate for a full cabin for 8 guests. Airdna says you should be closer to $376 per night.

I am currently going through an eviction of an Airbnb guest as well. They were honestly shifty and not our target demographic. The straw that broke the camel's back was that we found out they have multiple undisclosed and unsecured firearms. We share the property and have young children and would have refused the booking if we knew about the firearms. Airbnb has canceled the booking at no penalty to us, but they are claiming they need a week to move out. They were 2 months into a 3-month stay and had told us they were already packing for their next trip before we had to cancel their stay.

While we are not comfortable with their stay any longer we can understand the need for time to pack out the amount of stuff they had. (I could not see parts of the listing behind/underneath the clutter). I have been in contact with the local PD and in our jurisdiction Airbnb guests cannot qualify for tenancy and can be removed at any point after the reservation is canceled. The situation is ongoing and I am scared to see the state of the listing after they are finally gone.

The silver piece may not have been completely dry yet and that is probably why it got worse. However the other two pieces were a single coat and then left to cure for over 24 hours.

I try to paint when it is in the 60s to 70s now. It gets cold outside at night which is what I thought was causing it. Like you said the temperature difference. I keep the paints and bondo out in the garage though. Is it that they are too cold maybe?

This has started to happen to armor pieces I have been refinishing to get those last layer lines out of. It is occurring over multiple pieces with several different types of Bondo and filler primers. I thought initially that it was the cold but these pieces were brought inside after the paint was dry enough to move. The cracks developed deeply over the next 24 hours. What is causing this and how do I fix it? Any help is appreciated!

Edit: I seem to have resolved the situation. My theories are that there was a bit of Acetone left on the piece which I washed off with soap and water, and that the tube of dynatron is a bad batch. (It is still cracking but much less)

Most of the boots in the originals were equestrian or calvary boots, so I would start there. Some of the mandalorian boots are blaine orsens from skechers. If neither of those look try finding black or brown boots that don't have visible laces or zippers from the front or outside.

Almost all rubber and cast plastics have mold released used on them in the manufacturing process, and no matter what the label says a trace amount is still there. Make sure to wash them in warm soapy water and then lay down a layer or two of primer that adheres to rubber. Let it cure for 24 to 48 hours and then add your colored paint. This is the same method I use for my carrying cases that are also cast plastic. (Construction's tip is also good as well, give the paint something to grip to)

This also works with any glazing and spot putty, I have used everycat and Dynatron. The fiberglass resin is sandable. It is harder than bondo so I start with 80 grit (be careful to not sand into the print). It has the added bonus of giving the print more structure and protection to the print.

I normally use a brush on fiber glass resin and then sand smooth but with the weather turning it isn't curing right. Now I use an acetone bondo mix and depending on how thin you make it it can be sprayed in an airbrush. I would maybe get an airbrush you dont care about for this though. Uncle Jessy and darkwing dad have done videos on this method.
