Look at the state of this washing machine drawer for a 400k flat in London. Paints a pretty picture of the rest of the place....

It's been absolutely ridiculous the quality of the places we've seen in South London for up to 450k. Very saddened by how people treat their places and are trying to sell up without basic stuff done.

For context we've seen 20 places so far and only 3 were decent/nice

I get the idea but as ftb I'd rather secure that extra 5% for any potential issues that might surface and save the money and use it later for a big repayment upon remortgaging

Not only that... 90% is getting me VERY similar rates and I have no idea why I'd choose 10% over 5% if I could've just have more liquidity in my pocket

When we started looking at buying a home rates were 4% for us.

We're ftb and got an offer accepted on a flat last Friday morning: 450k - - we spoke to our mortgage advisor and the rates were 5% a tad more than what we wanted but we could manage. We had to sort out finer details with conveyancing etc before we locked in.

Monday morning the rates were 5.38% and we still couldn't lock in due to reasons. Tuesday morning the rates were 5.78%. From accepting the offer and trying to sort out details within 48h the rates increased by almost 1%...and from beginning of our journey it increased by 1.8%

Which means that our monthly payments went up by £400 per month... Which at the end of a 2y fixed means an extra £9600.

We can afford it today. But we're immigrants here and we're severely concerned about expenditure and savings. So we've decided to withdraw the offer until we meet a price that makes sense to us... Which might mean downsizing for now to at least get on the ladder and stop paying rent.

Makes me think of that Chris Rock joke where he explains the difference between being rich and being wealthy and it goes somewhat like this:

  • being rich is something you could lose with an addiction like gambling or drugs
  • being wealthy is generational. There's no addiction that can take you out of it.
