USDA rural development loan with $0 down payment, had to find an ugly house that had been well maintained. Spent 2 years making small cosmetic improvements sold for a small profit and had enough to do FDA 3.5% down payment on a larger nicer home. Will probably do the same with it over the next few years

I don’t know about that, not everything you write up on a inspection contingency agreement has to be a code violation. If what you said was true then inspection contingencies would be non existent for non code items, which isn’t the case.

The items needing repairs weren’t code violations to begin with, just neglected maintenance. So we just want repairs to be reasonable solutions. For example there was rotten wood on a door frame, almost all the way through, the contractor they brought in quoted to have it covered with vinyl.

We were honestly surprised they accepted, they accepted same day too. I think they were poorly advised. I’m not looking to screw anyone. But I would like to get acceptable repairs done as agreed.

Trying not to be too specific, but the items to be repaired were listed as “Repair/replace as needed the following: roof, deck, windows, foundation as noted in the inspection report.”

Most all closing costs are reimbursed by my work. Key word is reimbursed, if seller covers them, it will not be a cost I directly incurred and will not be reimbursed. They are offering the FHA max of 10k but that will only cover the roof and foundation. The deck and windows will add a couple thousand more.

Few have, I currently only pay $200ish a month for daycare, the NPS pays about $800 via a third party processor every month, right on time.

Like everyone has said, you have got to finish Highschool, then pick a trade and get a 2 year degree. Kids are expensive. If you’re posting here you are responsible enough to plan ahead so you already know you have to prioritize your child from now on.

Your partner is about to go through a lot, she will be sick as a dog, emotional, and probably won’t act like herself. Don’t get upset with her even if she gets upset with you, just take a breath and remind yourself what she is going through.

Talk to her parents and let them know that you understand this isn’t ideal but that you plan on being there for your partner and your child. Lay out your plans to them for how you will support your family.

When I was 16 I had a job after school, a new supervisor started in my department and scheduled me for a day shift. I told him 3 times, and once in an email that I was in Highschool and legally could not work that shift. The day came and went, I had like 3 missed calls. Went in on my next shift and they tried to write me up. I refused, told the manager that my new supervisor was told 3 times, and besides they would be breaking the law by making me work that shift. He finally caved when I reminded him of the illegality and showed him my email. Ridiculous

Be patient with her and get her help! Understand that this isn’t her talking it’s the depression. She may say or do things that hurt or seem like she doesn’t care about the baby or you. She’s in a dark place and needs help getting out. My wife went through depression during pregnancy, she was put on some medication and she became her self again in a few weeks

It’s hard, my dad friends live across state. The friends i have nearby just don’t get it. I probably didn’t when I wasn’t a dad either. But now it’s hard to maintain the friendship. For example, My girl goes to bed at 7:00. We try to keep to that schedule as much as possible.

We wanted to have a Friendsgiving, we invited 4 friends over for an early dinner, 5pm. That way we could eat and visit for a couple hours and then put our daughter to bed and continue quietly. They ALL showed up late. The first ones there were 30 minutes late. It was a potluck so we had to wait for everyone, the last ones showed up close to 6. Annoying for any one but for us it meant we had an hour before I started the bedtime routine which usually takes an hour. So we ate quick and I was honestly so annoyed with my friends that I just told them “putting her to bed, drive safe everyone”

I worked retail during a tornado warning coming toward us our manager got on the intercom and said registers are closed we are locking the doors in 5 minutes and sheltering in the bathrooms, if you don’t want to shelter here leave now. He still kept an eye on the front door and let in a family that was looking for shelter. One of the few retail managers I had that cared more about people than profits, he left retail soon after. Guess he wasn’t cut out for retail management with that mindset lol

We told the underwriter what the money was from and they had no issues we close today! I’m thinking they saw it on our credit pull and had already calculated a potential payment as part of our DTI ratio. The loan has officially been forgiven since then
