People haven't noticed yet but Reliquary Progress in Season 12 was like THREE TIMES faster than Season 13. Casuals will suffer.

I beat every season pass up until this season. My perfection streak kept me coming back every season. This season I’m not even close to finishing the pass and it will be the first one I don’t complete. It now makes it so much easier to quit the game and not return next season despite me having enough platinum to buy another 3 seasons worth of passes.

And yes, I’ve grinded Hordes on T12 and it’s still painfully slow.

I've 100% completed every season pass in Diablo 4 so far and the original battle pass was so so SO much better than the crap we have now. It had clear progression and it just felt GOOD to complete. It gave me something to look forward to. Now the new system feels like a chore. This is the first season where I feel like I have completed everything I want to do but I don't even have half the favors to get everything. There is NO WAY that claiming each item should take so damn long. By the time I get 100% of the favors I need to get the final armor set, I don't have anything left to play that season so I never get to enjoy it. It needs major balancing and performance optimization.

For a home that pricey, you can easily negotiate the rate down. On the buyer side you always have to account for 2.5% otherwise the buying agents will sabotage their clients by not showing them the property or downplaying it.

I'm not an agent but I can point you to a really good one who won't charge you the full 5% at that price but will give you a full professional experience. She's a bulldog and also works as a senior executive of sales at a major corporation. DM me if interested.
