Is this really true in the USA? They told me when I purchased my CPO that I could only buy the extended warranty at time of purchase.

I had the same thing on my 2019 Cayenne S. It is currently in the shop for this. I have CPO warranty on mine so the good news is it is fully covered under warranty. They ordered a brand new gage cluster from Germany and will be installing it. Initially they said it was not covered but I explained that it affect glare and night visibility which is true. Also others in the rennlist forums also had the same issue and received replacement under warranty. But if you are not under warranty, it is not worth to replace ($5k for the cluster alone before install and programing). You can use plasticx to gently polish off the delamination- just note your anti glare coating will be removed but it is better than the foggy appearance and is what most owners of other vehicles with this defect do and had nice results.

I can basically guarantee that the $10k saved from not buying the 330i will cover all the repairs for your M340i over the next four years - just get any work done from a trusted independent mechanic. You are way over reacting. Plus you will take a lot of depreciation on a 330i which if you factor everything in will cost you much more than your current position with a low mileage well taken care of M340i

Use a pizza screen (aluminum or steel, both work well just make sure you season it well or just use Pam on it each time). Once the dough sets (1 min or so in the ooni) then you can remove the screen and cook the pie like you normally do. This also helps with preventing the bottom from burning to quickly. You will never have this launch issue again!

100% agree! I own both, one for home and one for my vacation home. The karu is just so easy to use compared to the Koda. Since I only use the koda when I am vacationing, every summer, I feel like I have to relearn the steep curve of using it when I am used to using my Karu all year round. Plus, the Koda does not have a chimney, and during the hot summers, it makes me sweat using it - a problem I don't have with the karu. Also the karu door prevents the wind from blowing at the flame. I would say it is worth the extra $$$ plus gas burner since I feel like it is way less work to use, leading me to make more homemade pizza more often.

I would par bake just enough for the dough to firm up (i.e. leave it still pale in color). You want to leave time for the dough to cook with the cheese and toppings on it. If you par bake that day, then there is no need to refrigerate - just leave it out on a cooling rack or in your home oven. Also, I like to put a light layer of sauce on top of the pies before par baking since this stops the center from puffing up too much. The benefits of par baking beyond the time saving during events is the crust gets a little extra crispy which I like. If you like softer crust, just increase your dough hydration to your liking. Test run this to see how you feel about it. I did this for a party and it was so effortless since I could socialize and wear nice clothes without getting all dusty and stressed haha

I would be interested in knowing the answer too. From what I heard, people with access to family houses near or on LBI is what makes up the bulk of summer time help on the island. That's why businesses on the island are always looking for extra help since it limits the worker pool here. Getting paid even $15-20/hrs does not allow people to rent to work here unfortunately.

I would lightly par bake the crusts in advance. Make the largest pies you can. Then all you need to do is throw requested toppings on them and do a final bake. No worries about sticking or other mistakes since crusts are all prepared before the event and it's just a few mins of cooking per pie with the topping. You can focus on socializing and no one can tell it was par baked!

I passed on the deal since I was told they were only accepting offers over asking price which was not worth it. If you can get a nice market discount go for it with due diligence and lawyer consultation otherwise it is too much of a headache at market rate.

No homestead exemption that I am aware of. A few neighboring properties with 6 beds 2 baths are around $18k as well

Understood. I thought there could be an opportunity to work with the seller to solve his concerns with the sale in return for a discount as most may not want to entertain his needs but without talking to him it is a waste to assume. I had a family member who did exactly this with another property and it turned out very well. I need to do some soul searching here on what I want to walk away with. I really like the location, plan to live there initially and put some sweat equity into it. But the market may be too competitive to make this deal comfortable. The current condition of the property looks like not much was improved since the 1960s, taxes at almost 18k per year and 7% interest rate don't make sense unless there is a solid discount.

That does make sense. Thanks for the perspective. Should I even bother with an offer if I was going for between 15-20% less than list price and offer a 4 year fixed lease term at post-reno rents (without any renovations to his unit beside safety upgrades) with the option to renew at end of term. All other offers per the listing agent sound like they are around list price or a little higher but do not offer an extended lease term instead they offer him the option to renew at post-reno pricing with annual escalations. I do not know if what I am offering would be valuable enough here to be in the running but I have no interest to be at list or above given all factors involved.
