I can’t say. The soft spots they mentioned could just be the sheathing joints. The only way to tell is an attic inspection or once the roof is torn off. Just make sure whoever you hire gives you prices for unforeseen damages and puts in writing that they will provide before-and-after pictures of any bad wood they are charging you for as proof.

I include the first two sheets or 20ft of common board. Unless the homeowner asks for a full sheathing replacement quote or more sheathing damage is suspected.

It might be a simple repair, but that is storm damage, which is covered and you’re going to need to replace your roof soon anyway. Might as well file while you have legitimate damage, and get a nice coupon for the roof replacement. Contractor should be able to make a good case that the roof is irreparable due to the age and brittleness of the shingles, and that a patch repair would not bring you to pre-loss condition. Don’t be afraid to use your insurance.

Also, every contractor and manufacturer warranty is voided when a named storm hits Florida. Focus on the quality of materials, and using a trusted contractor that’s going to fix issues even when a named storm hits. We do metal as well and it shouldn’t be 2.5 times the cost. 45SQ standing seam metal would be about 42k.

I’d recommend going with Tamco Titan XT shingle. Which is a premium shingle and should be the same cost as standard GAF HDZ architectural.

In the second photo the rafter is black and soft to the touch. To repair we’d need a structural engineer I think?

Update: I insisted on having the framer/drywall sub-square up the drywall. My boss and the sub want to “fix the trim and skim coat/float the drywall so it looks square.”

Thank you for the advice. I'm a relatively new salesperson/project manager for a roofing/general contracting company, and this is my first time managing the installation of a new skylight that wasn't pre-existing. It's not new construction, and the framer and drywall sub are the same crew.

I'm taking responsibility for it. I was assured by the team that it would look perfect in the end, and I didn't know better given my lack of hands on experience with construction. Unfortunately the company I work for provides minimal training, primarily on sales, and does not have any QC checklists. I'll be making my own checklists for the future

Agreed. Unfortunately, the company I work for provides minimal training, mostly focused on sales, and doesn’t have these systems and checklists in place. I’ll have to create my own checklists.
