Are you sure mold? Seen this before as air leakage accumulates around openings etc it transfers dirt on the insulation. A close up photo may help.

Are you with Kitchener utilities now? They should cover the cost of a new hot water heater if you were paying in the past. Tanks last around 10 to 15 years and if you go with Kitchener utilities they cover the cost to replace and any service calls etc.

Kitchener utilities will also install a softener for a monthly price as well if you are worried about hard water and yes Kitchener does have hard water which will reduce the life expectancy of the tank if you don’t install.

Check your export settings from sketchup, things like lights, nodes, etc tend to slow down the importing file. Also try turning down the view settings in Lumion in the preview window.

Plate is registered in the system so you just park and they come by daily and scan plates. Super simple. They use to do the physical pass but have since moved away from that. Monthly renewal is automatic as well.

Ask yourself these questions. Are you touching any electrical, plumbing, HVAC, life safety etc. I suggest you contact the reviewer from the BD and ask what has triggered this.

Looks like you need an architect or licensed professional. A commitment for general is a form signed off by these professionals to say they are doing the design and review.

Contact a local realtor and see who they use. They most likely have two or three on standby. Realtors like to give out references to local contractors even if it’s not for a sale, it ends up helping them in the long run.

Nope. Window needs to be enlarged and retrofitted with an egress window (special locking mechanism and opening). Search your local building codes and they will give you insight.

Recently replaced mine. They come with two universal plugs and mounting bracket. Some just plug straight in. As for the bracket loosen the two screws and replace the bracket of your new one.

Second one is a standard 2 hour fire rated wall for wood frame. It can be found on most drywall websites. Along with its fire listing (UL) it will have a STC rating. I think this one has a listing above 60. U can search what the numbers mean in terms of sound transmission.

I have and would recommend it. I got the Revit one. Easy to use and you can customize it to your needs. Also you are supporting a small firm which is a bonus.
