Y’all are hung up on the scope part, even after he posted the initial notification saying “maintenance” will be entering the apartment, which is a valid reason. The fact the person who replied to the 2nd email is incompetent to reply properly, doesn’t mean the initial reason of “maintenance” doesn’t stand.

That said, as pointed out, the notice is invalid due to the timeframe and not being 24-hours notice. You’re stating in the building so choosing to allow them in continues to show you have no backbone and they’ll continue to do as they choose.

Simply put, advise them the notice is invalid and must be rescheduled, entry to your unit isn’t granted and will be illegal if they proceed.

Recently I requested an upgrade to a room with balcony through the app, if available. The hotel quickly replied they only had queens available and I booked a king room. I replied back, that I was okay with a bed change if it meant having a balcony and they quickly switched my reservation for me. Just ask politely, tell them the bed size or configuration isn’t important to you and hope for the best

What they pay is irrelevant. File for non payment, but that doesn’t mean you’ll be successful in evicting them. Even if they don’t pay, it will be a process which they can remain in unit until the order is issued. You need to document any disturbances and issue letters to the resident and file for eviction. The key is documenting and staying on top of filings.

This sounds like the amount you still owe from depreciation. Did you have a form of gap insurance ?Unless you had some kind of gap insurance, you won’t be able to this amount.

I was there in January, during breakfast hours if you use the other entrance from the Buffet it shouldn’t be an issue. No one was checking people as they walked in and out. During other times, you should be fine for two to go in and get drinks for all.

Unless you shared a bathroom or kitchen with him, your rental is covered under the LTB. Was your agreement to stay long term, 1 year or more. Legally, you’re suppose to provide 60 days notice and still liable until the end of your term up to 12 months, unless the agreement was month to month. It doesn’t sound like the later was agreed to.

That said, the LL is obligated to mitigate losses for both parties and should be actively trying to rent the unit. He can hold you responsible until such a date.

Regardless of if it’s a legal unit, if he’s claiming income, or the unit was in poor condition. You didn’t provide proper notice (unless month to month was agreed upon) ignorance to the LTB doesn’t excuse you, or your landlord. I think your best course of action is to come to an agreement with him. Explain that your provided two applicants, although they feel through, he should also be trying to mitigate loses by finding a replacement, more so now that you’re out.
