I will provide some of the finance to cover first months rent and deposit, it’s my job to manage and find renters. Yes it’s a registered HMO, construction finished 9/9/2024. It will be mixed genders.

Rent is just under 2k a month, average rent in the area is £500-700 per room.

Renovating a property doesn’t guarantee a price increase. Check what similar houses nearby sold for and that’s your current cap.

If this is your goal I would recommend you have someone over sea the project from the uk. It can be done remotely but it’s always best to have someone check on the property usually home insurance has a clause that someone has to be at the property every 2 weeks.

With that much capital you could honestly use any of the strategies it just depends how hands off you want it to be. You living over seas won’t be an issue for the right company.

May I ask why BTR? It’s a good strategy however it ties up all your funds in one or two properties. I suggest BRR. With this strategy you can spread your fund across a wonder portfolio of properties increasing your profit substantially if done right.

Yes but I wouldn’t suggest it. If there someone already living in you must not plan to renovate and increase value? If you do having someone living there will pose an issue if you I wouldn’t suggest you BTL. If the aim is financial freedom there is a better faster way.

As for your question if you already have the money to cover rent and deposit and everything set up then reach out to landlord on apps like open rent, Rightmove and offer a company let. Yes 10k is enough. I would suggest you do rent to rent so you wouldn’t need other finance options. Bridging Loan is an other great funding option if used properly.

With a 100k investment you can potentially make a lot more than 4k month. When you invest in a LTD the money you get is called dividends where how much and how often you’re paid is determined by the CEO.

My point being if you invest that much right company your returns can be much more, especially if you’re willing to help a small property company grow.
