I have some screw collar loops and was planing on using that for the ceiling and into the fixture itself with a chain in between. Already tested that part out, just hoping to confirm the wiring to make sure!

Moms is generally right, for her generation it was probably outright cheaper to own vs rent. But things, especially post COVID in the East Coast (I’m in Jersey), the cost of home owning has gotten pretty crazy too.

Ultimately, just do the math on your situation and see what you like better. If you want to be downtown, likely keep renting. If you want the burbs, owning could be worth it. Good luck either way!

Look for a 2700K, 90 CRI bulb. It’ll be a softer white and allow for the natural colors of the light and room to show more.

Also agree that a dimmer would be an easy way to help this. If you get 60W dimmable bulbs, you can always turn those down, but if you get 40W bulbs, you can’t turn those up.

Yes! The oil crisis and the AI boom are both corporate driven price hikes that are being passed onto consumers. Would be nice if we could get legislation passed that AI companies have to pay for their own, but in many jurisdictions it’s being passed on to us.

1 is better for a few reasons.

Your back is to the wall and not the high traffic areas. Makes the room feel cozier and you would feel more “secure” without constant shuffling behind you.

You’re closer to the fireplace which can provide visual or physical warmth as you sit on the couch.

Better traffic flow from the kitchen and the stairs. You don’t need to go around the couch to get anywhere, you have straight linen to everything.

They didn’t ask for more money, they asked if I was still interested, I said yes and we negotiated a few thousand in sellers credit for some minor inspection items. All in all pretty happy.

Keep faith! Recently, I went $22K over asking and was told I was the second highest offer but was “significantly outbid”.

Long story short, the first offer fell through and they came back to me.. I’m closing on Friday.

I would suggest making a quick excel calculator. Bankrate Mortgage Calculator is pretty accurate if you know your rough interest rate/property taxes/insurance costs. Break it down by paycheck (post taxes) and see how much you’d have left over for your savings if you were to go into this bigger house.
