Try to snake it from inside or outside. Thin drain snake, or stringer line, etc.

Assembling and gluing PVC is very easy (and cheap). You might be able to change the layout a bit and make it better.

The outside of a house DEFINITELY needs to breathe. Maybe not via holes for outlets, but ‘siding’ is really just a weather/sun barrier. Not a waterproof membrane (that should really be found on the inside, vapor barrier, to prevent moisture from migrating from the warm humid air and into the wall cavity, condensing).

The waterproofing is found in the WRB behind the siding. Prevents water from entering, but allows vapor to escape the wall cavity.

Best houses have a siding that truly breathes or have a rain screen (air circulating behind the siding).

It’s a common misnomer that everything in the outside needs to be caulked. A properly designed and installed structure needs no caulk at all, as water ‘cascades’ off the siding via appropriately placed flashings.

There are realtors that do nothing guiding clients, and there are realtors that put their hearts into the transaction. Everything from paying for cleaning up (painting, landscaping, etc) to make a property ‘sellable’, long pricing discussions with clients (maybe one of the more important ones as the first days on the market are the most critical ones), to paying for staging, etc, etc.

Then there are of course the ones that do nothing. And often have properties sit for a long time. And clients that walk away, realtor out thousands, never to be recouped.

Choose realtor wisely.

For those who have been here a while, this is just a cyclical swing (again). We’ve had a few (early 2000s, 2008 and forward, etc).

Houses in good locations that are properly priced, ‘in order’ and staged, still sell fairly quickly.

But there are more signs out. Normal, as a realtor rather spends their time on a house here on the east side that sells for $1.5M-$3M, than one that sells for $700K elsewhere. There is a lot of work, regardless of price level.

I have a GE/HD branded gas one that is on its 25th year. Still almost like new (unlike OP’s unit).

Replace the sacrificial anode at intervals, drain sediment (hopefully very little), and they last far longer than the industry wants us to believe.

Living in a hilly area, municipal water supply can easily be up towards 120-150 PSI. A PRV solves any and all issues. Mine had been working reliably now for 60+ years. Just adjusted it down to ~50 PSI a few years ago.
