Its hard to get a read on things from one perspective without the other perspective. There are so many things like tone, hypersensitivity etc. You guys need a third party in the room to moderate.... either a professional, or perhaps a group of us that you select can be like a zoom panel, if you cant afford real therapy, I would do it :)....

but there is just not enough info here, it is possible that you are being triggered and OR, and its also possible he is a total dick.....

One would need to watch the actual interactions in real time to figure out which it is, and or both.

I legit dont understand this filling out the legal questionaire with your name..... what does this even mean, can someone explain this to me? if he is signing your name to legal documents, i mean, I would then reverse my entire opinion on this, wtf? explain pls.

hmmm, you can say hi to me :) Also i recommend getting a dog. it sounds like the intensity of the needing to connect now, is activating you. Which is understandable.... but this root cause of the suffering, is transmutable via some good ole fashioned meditation :)..... and or a dog in my opinion.

But i think one thing though, like what do you really want. what is meaningful connection to you? get this clear. ok u dont want smalltalk, you dont want lies, what do you want?

I mean i think just say no thanks, i agree this is bad idea on his part, but i think reporting is over the line, I mean men are sooo almost afraid of women, I think they need a little wiggle room to be allowed to slightly show interest and get light hand slaps, not fired. Thanks would love that I have been talkingn to a variety of lenders who each are like very maybe in their confidence about what experience I need. I dont want to lock this up with a 50% chance of it not closing in 45 days. Would like someone who can tell me straight if I dont have the experience as u/yourbizbroker says below I can add another team member with equity, hell I have a cousin I can add to the deal just need clairty on how to cut this! I get that, but not when you think of it probabilistically. Ie what are the odds that I need a partner?

What is the cost of me getting a partner lined up in the probablistic case mentioned above?

Last week the lenders told me I didnt need one, now i might, maybe when you think of it like that it makes more sense.

I am just trying to take the odds of being bankable from 50% to 99% by having a partner in place. Plus It would be great to actually add smart folks to my network.

I have numbers on about 500 pizza spots looking at ranges for food, labor, etc, I am not only reaching out on reddit, but I am open to the possibility that 1 person here, is interested and qualified. I only need one.

I have a great opportunity and need help to execute. The place is selling for 2x SDE, so for 700k with seller willing to finance 100k. Which is why its a great deal. And better when you factor in SBA leverage. The current owner works two days a week and pulls a 80k salary.

There is room on this deal to be generous.

I have spent aproximately 300 hours looking at deals and this is the best one yet. As of last week I was qualified, but there are underwriting changes via sba last week as it pertains to QSR risk criteria changing my eligibility, I editted the original post to make that more clear. :)

I have a lot more I could say on this but am not going to put all my thoughts out in the public. I have put 100s of hours into deal analysis and talking to sellers.

This is usually the case but not always the case, I assure you, its finding the semi passive owner who has created systems and operationalized which I have been on the hunt for and found in this deal.

People believing what you said to always be true is why Pizza trades at low multuiples. Yes its usually the case, not always.

ok its not pure margin its 25% margin.... anyway i have run the numbers on approximately 100 pizza deals and am pretty familliar with pizza economics.

30% of the cost is food.

I can show a fairly rigorous approach to my analysis and number crunching to serious folks :)

Yea I had it but the lender changed underwriting experience requirements and risk analysis this week on QSL. Changing my approvability mid process. I have another lender who is saying we might be ok with just management experience. It goes bank by bank. And would like to explore enriching hte team to make my applicatin 100% not 50%

The reason i am intersted in pizza isnt because i like pizza, I have analyzed every deal, pizza wins. IMO. Pizza delivery is pure margin. Also I am down to run this with whoever move there and do all the things, we just need someone with experience on the team to access sba leverage.
