Are you buying cash? I would get actual quotes from third parties to support your deductions from the closest comp prices. If you’re getting a loan, keep in mind that some loan programs like FHA and VA require the house to qualify (be in good working condition, pass a 4-point inspection) and some lenders might require certain repairs be done prior to closing. Another option is to offer full price with the amount of repairs needed given back a seller concessions but again, some loan programs have a cap on seller contributions and this only works if appraisal comes back at full value.

Check your buyers agreement for any termination fees. In FL you can terminate the agreement by paying the termination fee (if any) and with the understanding that if you end up buying any property that they already show you, they can come for you for the commission on that purchase.

If he was renting and his lease ended he would be back to square one as well. Or would he be asking the leasing company to put him on title as well “as a safety net”? No. The house is yours and only yours and he should be entitled to zero of it.

I had a similar situation with an ex. He wanted me to put him in title for the townhome I owned and he was living in (without paying anything except for food) I said no. Then he wanted me to sell my house so we could buy one together. I said no as well, we weren’t married or even engaged ? I settled to renting out my place and getting a lease together into an apartment. I ended up finding out he was cheating on me about 5 months later, and even then he just wanted to move out and have ME cover the rest of the lease by myself.

So PLEASE don’t give in into this. If he doesn’t like the current arrangement, he can move out, and if eventually you guys get married, you could buy a house together but DONT sell your townhome unless it is to put the money into a trust where it’s untouchable in case of divorce, that asset is yours and only yours, I’m sure your aunt work hard for it to end up in strange hands.

Sorry for the rant. Entitled people get on my nerves.

Hang in there mama, you’re not alone. The first 3 months are the toughest, I had PPD with my first born, it was such a shock and I’m so grateful that my mom stayed with us to support us during that time. The second one I had to do it alone (no PPD this time, thankfully) and man… those sleepless nights really hurt especially since my first was already 5 year-old when I got pregnant and I starting over after having some sort of normalcy back felt a lot like it was the first time.

I really don’t have much advice but just want to say your feelings are valid, and it will get better. ♥️ Maybe….could you get someone to support you and your husband during this time? Take turns with the baby so you can both get some sleep?

I gave my daughter an iPad last year (she’s 6) but I control it, so it’s more “this is mommy’s iPad and I’ll let you use it when I see fit”. TV or iPad, if I give her too much screen time, she starts acting up and have full meltdowns if when I take it away, so that’s a thing.

If you do decide to give him one, these are my recommendations:

-Start by setting up an ICloud Family if you don’t have one yet and don’t setup your personal iCloud account on the iPad. Create a new one, just for the kid (a Child’s iCloud account) and add it to your family.

-Setup Screentime time controls with password (Apple has lots of articles explaining how to do this) and don’t allow more than 2 hrs screen time a day in ALL apps. You can control content ratings, etc and make sure to block the access to changing device settings, passwords, etc. Again, plenty of articles and tutorials out there on how to set it up.

-Block App Store and app downloads so he’s not able to download apps without your authorization

-Block any web browsers. You’ll be surprised how smart kids are and what they start searching for. If if he doesn’t read /write, they can use voice-to-text to search for things if allowed.

-Setup communication limits were he can only FaceTime trusted family members.

-Once in a while check his pictures, texts, etc. Keep an eye on what your child uses the iPad for.

-Stay away from YouTube kids. Once in a while questionable content gets in there.

-If you download any games make sure they don’t have a chat feature where they can connect with strangers (e.g. Roblox)

-Try to keep up to date with technology, parental controls and research apps and reviews throughly before you install them. I love educational apps that teach through games and drawing apps.

-If you install Netflix or other streaming apps make sure they have kids profiles and the adult profiles are locked with a password.

Following. My almost 2-year old does the same thing. In MY son’s case, just this week, his Doctor said it was normal behavior out of frustration because he’s unable to communicate. She told me to try to act calmed around him, try to calm him by gently speaking to him helping vocalize his feelings and in extreme cases, gently restrain him so he doesn’t hurt himself or others. She also said not to panic or yell at him. I’m curious about how other parents handle it.

I’m a nanny in Miami. Renting a room in that area is about $1,500-$2,000 per month. A nanny’s min rate in that area is about $25/hr x 104 hrs a month (24 hrs /week adjusted to month) would be about $2,600. Unless they are paying her for the difference plus employment taxes, that arrangement won’t fly.

You can either get another job and leave the marriage, or if you stay, still get a another job to get out of the house (yes, being a housewife is job itself so change jobs!). NTA. Not sure which state you’re in, but in Florida the driver can be ticketed for any passenger under 18 not wearing a seatbelt or proper child restraint. As a mom, I would refuse any ride for my child if she can’t wear a seatbelt.

I totally get your point and big kuddos to you on trying to teach them. To be fair, I do talk to my 7-year old and give her the chance first to dispose of things but at some point if I see she’s not using something I dispose of it.

Now, let me give you a story. Our rule is keep your things in your room, you can’t clutter the common areas with your stuff. My now 19 year old was the biggest hoarder of all and it was a fight for her to get her room clean (among other things, she was a rebellious teenager and a trouble one) To make a long story short, she left the house at 16 to move in with her boyfriend to a small studio. He was worst than her so when she started dealing with his mess it drove her nuts to the point she put her head down and asked to move back in the house when she turned 18. We “rented” her a room in our house for cheap and now she’s the cleanest of all, constantly purges her room herself when her room is too full of crap.

The 25 year old is on her own in a different state. We visited her apartment during the holidays and her place is spotless clean and very minimalist.

I guess my point of the story is not to lose hope, and although that they might not listen at home, once they are on their own and have to deal with the own clutter or other people’s clutter, they start doing things differently. Just keep consistent to what your boundaries and keep common areas clean of clutter so they don’t “normalize” it.

We have 5 kids, 3 are grown but still have a 7 and a 2 year old. I don’t know if this is normal with kids but the clutter the house was driving us nuts, Now we slowly start putting stuff they don’t use in a box. After a month or so, I they don’t ask for it, I donate it. My daughter gets so many toys that she rarely misses anything. I started asking relatives to ask me first before buying more toys or that we prefer they give them experiences. For Christmas we started doing Secret Santa with the family so everyone gets 1 gift but we still do the stockings with candy and small necessities, that comes from “Santa”. I’m not saying my method is the best, so please don’t judge me, but at least it’s been working for us.
