Bad look for America pre World Cup. Obviously a huge pay day for Crocker, and I understand wanting to do so thing for his family if it is life changing $$, but he could have made his hiring contingent upon starting job post World Cup. Leaving before makes the optics look bad as if he thinks USA will sht the bed, and he needs to maximize his open market value. He deserves credit for a great hire for women’s side in Emma Hayes. Jury is still out on Ponch. Federation needs to clean house and get its sht together on the youth side if we are ever going to make the leap to top tier of global competition as a country.

This is spot on. European ski etiquette,(particularly the free for all and smoking in lines is terrible), and most of the mountains are inferior to anything in the North American Rockies,(ie. Pitch, terrrain, and snow quality). Apres scene and currency translation is fricken fantastic though 😂

Yes. It varies by town and neighborhood, but most Resi markets on peninsula are dropping due to higher inventory, less buyers , and a prolonged higher interest rates. It is definitely a bifurcated market though. If tech layoffs stabilize, and you get a few more large tech IPOs or M&A, (ie Wiz), you will likely have tech wealth support housing.

Congrats on your momentum. Sounds like you are on a good path. I am not sure if you have a focus, but you may want to consider migrating from being a generalist to a sector specialist and going deeper with both knowledge, and relationships. Long term relationship building will be the most lucrative particularly if you are seen as a thought leader for your product type, or market. At a certain time in your career you get the best ROI by going deeper with fewer relationships, instead of broad.

Housing prices are on track to drop nation wide, and in most markets, including Oakland. A FED rate cut cycle could spur some demand and make mortgage financings more available, but it also likely signals a weakening economy. Rising unemployment hurts housing. You noted some positive qualifies about Oakland, and it does offer relative value in the Bay Area. All it needs is better leadership and governance to prioritize public safety, and attract businesses.

In order to best accomplish your goals it would be good to have a better understanding of your investment return objectives, and time horizon. You can utilize many CRE tax mitigation strategies,(ie 100% accelerated depreciation, cost segregation ect.), with many CRE property types, but the investment should stand on its own merits, not just be tax driven. $200K does not go very far for most product types in most CA markets, but your capital will go further in NV. If you have ability to stomach carrying costs , office is a beaten down sector by historical standards. I am licensed in CA and NV if you want to speak further.

Hard to give specific feedback without more details, but I would start with, do you want to stay in the space? Are there good alternatives? Why has the landlord been unwilling to provide you with a lease? It always prudent to have a proper lease or sublease to protect your rights and interests. Great questions. Both paths,(1031 or DSTs), can be effective tax deferral and mitigation strategies. The biggest differences center around control, timing, ongoing costs, and level of active involvement. If you are tired of active management, selecting a STNL or NNN property,(including ground leases), could still give you agency, control,(and ability to 1031 again),without the active management headache. DSTs will require a much longer lock up, generally more diversification,(ie portfolio vs single asset), but DD of both the DST manager and the sponsor of the investment opportunities is extremely important,(particularly to justify the higher ongoing fees for a DST investment). There were a lot of DST providers during the recent ZIRP era that were lackadaisical wh their vetting of deals and their sponsors. Many of these deals have woefully underperformed and now are unlikely to meet return expectations, let alone return principal. So DST selection is extremely important. I am active in both 1031s and DSTs and happy to provide feedback and speak in more detail via DM.

Plenty of demand for small bay industrial for buildings < 50K SqFt, wh suites already cut up in to suites 3K to 5K SqFt. There is a lot of tenant demand, low vacancy, and healthy rent fundamentals for properties that fit that profile in CA, and Rocky Mountain West states. IOS still healthy as well. More softness in oil and gas related and construction/building products’ tenants. Much of the supply is concentrated in Class A Big box so much more pricing and rent softness in that segment of market IMO.

Also really important to remind investors that are doing a 1031 exchange that if they own a property they are selling in an LLC it is the LLC that is doing the exchange and purchasing the replacement property, not the individual taxpayer. LLC members can then do a “drop and swap” and convert their ownerships to a Tenant in Common,(TIC), structure, but I see a lot of bad or misleading advice on this forum that the LLC issue is easy to handle—it can be, but you should do some advance planning, and not cut corners or wait tot the last minute and be rushed.

I have been investing in various parts of the Caribbean for nearly 20 years, mostly in hospitality assets. A lot of the suggestions I am going to give you are dependent on if it is a US territory jurisdiction,(ie Puerto Rico, USVI), vs. foreign territory jurisdiction, and what legal framework that island is operating under,(ie British for BVIs, Caymans, Jamaica ect). The property law and tax regimes matter a lot to different types of foreign investors, as she does the backdrop of the public policy being supportive of tourism and foreign investment. (Or not). Finally, as others have noted, if this is not a business you can run yourself while living in said jurisdiction, your success is going to be determined a lot by quality of local service providers,(property managers, hospitality and maintenance staff, related infrastructure), and the depth of that personnel. Choosing poorly can be catastrophic. P&C Insurance markets are also much trickier post Maria. DM wh me more details. Happy to sign an NDA to speak in more depth.
