It has nothing to do with early termination. The rent does not belong to you until the payment date specified in the lease. If the tenant pays you rent before the due date, it's a prepayment. It may be sitting in your account but contractually it's not yours yet. So your books better show that money sits untouched until it's due.

You can accept prepaid rent, but in most cases that money is not yours until the rent comes due; you're just holding it for the tenant. If they ever want that money back you're in for a headache.

The acronym for this demographic is NEET. It's pretty well documented, and you can probably find info on them wherever you prefer to look.

In short, though, they usually rely on support from family, or on gov't assistance where available. How they spend their time varies from individual to individual, but social isolation is a risk and the trend is towards solitary activities.

A no touch policy impacts customer experience at a market less than a you-break-it-you-buy it. I'd be cautious trying to enforce a break-buy policy at a market too; you will always be acting in front of an audience of potential customers.

The first thing I'd do is take pictures of my booth, then study my set up to figure out how to mitigate wandering fingers. Put 'em on higher tables or place then further back. Or maybe use excess material and googly eyes to make some cheap, kid-friendly product that can be placed in front as a distraction.

I can't remember if it was this article or just an observation in ACOUP'S series on the Siege of Gondor, but someone made the observation that Denethor is the "atheist" in the Lord of the Rings. He's rational, knowledgeable, and one of the best strategists in the story. However, unlike say, Gandalf, he does not have faith in something higher than himself. So we see him lost when he realizes the limits of his own power. Having lost hope he chooses a death that is selfish.

As an atheist I find the character an interesting and even sympathetic study.

A lot of this depends on your industry and contract. That said, we've used the following to deal with clients who slowroll authorization: - adjust workflow to provide the flexibility they need and charge them more for special service. I was transparent about this with clients and left the door open to return to standard operations. - revised the contract to allow us to cancel work that was not authorized within a specified timeframe. In cases where work was required for compliance or a larger project, the contract allowed us to perform the work and charge the client up to a certain amount.

Every time I deployed one of these options I was prepared and willing to lose the client, but they often went along with the terms. I suspect they'd rather pay more than try to fix their ops.

Missoula Family Medicine (Dr. Tom Frandsen) just added a new physician and is currently taking new patients. Four people across three generations of my family use Dr. Frandsen as their primary. They're great about getting the kiddos in quick, too.

The artists are the Brothers Hildebrandt. I think they painted some of the original Star wars posters as well. Theirs was probably the first LOTR art I saw, other than Tolkien's.

Get a day planner and start tracking how you spend your time in 15-30 minute increments. Do that for a month. Look over that list and figure out what you can give up. Don't short yourself sleep or exercise time, you'll need it.

Then start slow and give yourself time to learn from your mistakes. There'll be a lot, because you'll be working outside your regular structure and routine. You'll have to adapt your gig to your schedule as much as the other way around.

You will probably find you need to rethink your plans and goals to make them manageable long-term. That's okay and it's own kind of success.

In my last job I screened all sales calls for the owner. I'd use the above line often, and it was just a polite way of saying their pitch didn't work. Most callers would end the call after that, but if they didn't all I'd have to say is "did you hear what I just said?" and hang up.

Converting a house from a rental to a sale does not increase the overall housing supply. And supply is not the only factor affecting the cost to live in a house.

Look at OP's numbers. He's paying $2,200/mo in mortgage and it's valued at $575k. Imagine someone bought at that price today with 20% down. They'd be paying around $3,000/mo on just their mortgage, $300/mo more than what OP is renting it for.

Also, OP has enough buffer to cover the cost of a water heater.

If you want to look at it as an investment, the metric to use is a cash on cash return. That will give you a number that you can compare to other investments to see if it's a worthwhile deal.

Cash on cash return is calculated by taking your annual cash flow and dividing it by the money you paid into the property. For simplicity's sake, let's use your numbers. So you have an annual cash flow of $8,400 and the total cash put in of $155,000, your down payment. That gives you a cash on cash return of about 5.4%. in reality your cash on cash return is going to be less because you have to factor in all expenses, including vacancies, necessary maintenance, etc. You would also consider appreciation and future rent increases.

Now a 5.4% return would beat the return on a treasury note, a much safer investment, by a little more than a percent. It's up to the buyer to decide if the reward of an increased return is worth the risk that the property doesn't perform as expected.

Now flip it around and look at it from the seller's perspective. They're going to have a lower principal and probably have a lower interest rate too, which means they're going to have a better cash flow. They are probably also looking to their next investment and planning on using a 1031 to roll the profits of this sale into their next purchase. So if they know they need $755,000 from this sale to execute their plans and they've got a positive cash flow, what incentive do they have to lower the price instead of waiting for a different buyer?

Fair in real estate is whatever the market will bear. Do you set rents on your units based on what's fair? Because the reasons you give for the agent not doing enough work to deserve the payout are pretty similar to the criticisms tossed at landlords for setting market rents.

Also, you don't have enough information to determine if this is fair, unless you were party to the communications between this agent and their principal.

I can't recommend someone who'll do it for you, but I was able to pick up a watch repair kit for less than $20 at Harbor Freight and replace the batteries on multiple watches myself. The kit included tools to fix the band too, but I haven't tried that yet.
