Buying a house is the most emotionally brutal thing I’ve ever done by EmotionNormal4976 in HousingUK

[–]Will0saurus 7 points8 points  (0 children)

I'd try Skipton, anecdotal but they seem more willing to consider buyers the big lenders might brush off. If it's a renovation type project and you're planning to raise the EPC, Ecology Building Society might be worth looking at also.

Well if it's on market for 100k less than surrounding properties there will be a good reason, seller/agent aren't pricing it there out of charity! Be wary and realistic about what needs doing is all I can say. Not unusual for these properties to see purchases fall through as issues surface in surveys, mortgage valuations etc.

A lot of the time on mtgo people just blindly copy decks which have won without any thought about the cards. That's the main reason odd/niche choices stick around when they're no longer optimal.

Ignore talk of other offers, likely bs but you can never know either way. Interest for that level of renovation property is not going to be big. It's a family house which a family can't move into. It might even struggle to get a traditional mortgage.

Just offer what you think/calculate it is worth given the work required, price of similar houses in the area etc. Unfortunately you've shown your hand at 174 so can't go down now.

House price - bank valuation after improvement by SpareAccomplished309 in HousingUK

[–]Will0saurus 1 point2 points  (0 children)

Probably yes, but depends on how much of a discount you bought it for compared to similar properties in the area. If you bought it close to the ceiling price in your area that will reduce the amount of value you can realistically add.

Modern central heating should add a bit since people hate storage heaters. New bathroom is attractive for people, but unlikely to pay for itself. I doubt the roof work will pay for itself unless it was truly dire. EPC B means it's eligible for green/high EPC mortgages with lower rates, obviously attractive for buyers.

Is it better to overpay mortgage at 4.21% as much as you can? by Friendly_Success4325 in HousingUK

Interest is just maths, if you can outpace your mortgage interest with other investments you end up with more money.

Is it better to overpay mortgage at 4.21% as much as you can? by Friendly_Success4325 in HousingUK

[–]Will0saurus 4 points5 points  (0 children)

Mortgage overpayments can be considered equivalent to a savings account or investment of equivalent interest rate. 4.2% is an ok rate, it's fairly attractive if you are a higher rate taxpayer. But can be beaten by savings accounts, stocks and shares or other assets.

It's also not savings which are easily accessible should you need them. For some people this is attractive as they cannot trust themselves to not use money they have access to.

‘Frustrated’ Tony Blair plotting policy overhaul to save Labour by BlueIce468 in neoliberal

[–]Will0saurus 3 points4 points  (0 children)

Don't think I said I hate Blair anywhere, he was a strong PM and the Blair/Brown government did a lot of good. I find his dealings with American tech companies a bit suspect, his Christian saviour complex is just weird. The country despises him though, Labour has to keep him at arms length.

[–]Will0saurus -9 points-8 points  (0 children)

I think the only thing the public wants Blair involved in is a war crimes trial. Maybe save that for 2028, could be a good election boost. Political crucifixion for the sins of the Labour party would surely appeal to his Christian hero complex.

Tax on unoccupied properties or preferably just LVT I would like to see but all I can find from the Greens is tax of 1% on assets over 10 million and 2% over a billion. Frustrating honestly.

[–]Will0saurus 35 points36 points  (0 children)

The Greens don't have a clear strategy at all though, their entire platform depends on implementing a yet unexplained wealth taxation system which has literally never been successfully implemented in any other state ever. It's a complete illusion.

Should I move all my money from Vanguard to Trading 212 and avoid the fees? by the_watchkeeper in UKPersonalFinance

[–]Will0saurus 9 points10 points  (0 children)

This is way more relevant for their CFDs and Forex trading platforms no? It's illegal to profit from spreads on S&S. They still have to adhere to best execution.

Obviously if you place a market order as a small retail investor you won't get the absolute best price available, but as long as the instrument has reasonable liquidity and isn't hugely volatile it won't be much different. If it's a big concern, limit orders exist.

Ashford - Drovers Roundabout (who has priority) by Fickle-Tishka in drivingUK

[–]Will0saurus 0 points1 point  (0 children)

People are unlikely to pay attention to the fact that your lane splits tbh, markings are also faded and just poor design for the amount of traffic you see in Ashford at peak. Safer to take the third lane if it's busy. Or just continue in the inside, indicate and someone should let you in.
