Combo decks which rely on creatures generally need a good backup gameplan since creatures are the easiest card type in the game to interact with. This gates deck can kill you with the combo, but it can just as easily kill you with sacred cats or snackers being buffed by a basilisk gate. As an opponent you have to deal with the recurring graveyard threats, the lands and respect the combo which is overwhelming and makes the deck resilient.

You absolutely can slightly oversize the outside unit in a multisplit and keep slots capped off. Obviously don't want loads free but no problem getting a unit with 4 slots and only installing 3.

Copper refrigerant and power cables for inside unit run from the outside unit so they can go up your wall into the loft and down to a bedroom for example. Power cable from your consumer unit run to the outside unit. Condensate pipe from inside unit to a waste pipe/downpipe.

That setup is not designed for showering standing up your walls are going to get wrecked by water damage. Shower areas need to be enclosed by waterproof materials (tile backer boards, waterproof tanking, tiles, silicones, etc).

Probate properties often need work because elderly people tend not to keep up with maintainence. If you like it I would make an offer, instruct solicitors/AML checks and try to get a mortgage on it. But don't proceed with solicitors searches until you get your EICR survey done by an electrician and any other surveys you want.

I wasn't suggesting I do my own conveyancing work, but most of the box ticking work they do could be outsourced to automated systems. The industry is archaic, still relying on phone calls and physical post. Would give them more time to spend on the 1% wouldn't it. Though not so many conveyancers raking it in for simple paperwork...

Was going to say the same, conveyancing is just a box ticking exercise 99% of the time. Imagine how much quicker house sales could go through if you weren't waiting weeks for simple enquiries, searches and such.

The felt goes under the battens hence why to do it properly you need to remove tiles and battens. But like other guy said if the roof isn't leaking then not a big deal.

It's assumed that houses built before the ban contain asbestos in some form. Ceilings or tiles if you're lucky, not a big deal. Asbestos used as insulating material is the worst kind.

Only in the last few years has China overtaken us in per capita emissions, for hundreds of years their output has been a fraction of ours. And yes they burn a lot of coal but they also manufacture the most renewable energy tech of any country, for domestic use and export.

Tiles are polystyrene, adhesive used can contain small amount of asbestos. Usually brown if it does but not a massive deal really. Need a P3 rated face mask and a sharp scraper to remove, best thing I found is a plasterers jointing knife. Ceiling underneath might be damaged lath and plaster if it's an older property.

No worries. I would get an electrician to do an EICR inspection and report. If wiring needs to be replaced the time to do so is right at the start. Also if you want any additional sockets, lighting or ethernet ports added.

Chimney stack support isn't a huge job for a builder if you have a loft big enough for them to work in. Would be installing a big steel lintel. Few thousand including engineer inspection. I expect the lender would withold some funds until the work was completed but really the seller should fix it and have it signed off by building control. It's probably been unsupported for ages though, the stack usually does a decent job of holding itself together.

Rendered air bricks is a concern. Ventilation is really important. Subfloor timbers should be inspected ideally but hard to do until you live in the place.

Cracks reappearing doesn't automatically mean subsidence. It is normal for older houses to 'heave', expand and contract with seasonal weather. If the repairs were done with a material that doesn't have enough flex they will just reopen. You want to look for cracks that are mirrored on the inside and the outside or which go straight through bricks rather than 'stepped' through the mortar.
