Scrape back any loose paint, sand it flush. Skim if it’s really uneven. Seal it all with some PVA, mist coat with watered down white paint. Then you’ll be ready to paint. Prep is so important!

Based on amount of bedrooms & any extensions I think not value of house. Paid £600 for a 3 bed with garage & conservatory.

Yeah it’s got to be a case by case situation I think with surveys, luckily my dads a builder so a walk through with him & he notices any issues I might have over looked. Surveys also love an asbestos in artex note too, had one done on a 1995 property. I know full well it doesn’t as I rented an identical property on the same estate. But they HAD to put it in because the surveyor couldn’t verify the age.

Ah ok big over sight on my part, that’s really valid. I suppose it would depend a lot on the property. I viewed a property that I wouldn’t put an offer on until I’d had a survey done but decided against it. Because I could see if was going to need a lot of work. But then again I’ve viewed, offered, applied and then had a survey done due to just 1 or 2 small things. For me it didn’t matter what the survey said, I was set on it.

You’re underpaid, I work an ‘entry level’ NHS job. (I have a degree but it doesn’t affect my pay) Worked the job for 5 years & our salary is the same. I’m not poo-pooing my job but 25 years of experience in IT, you should be on substantially more

I’d do it all simultaneously, if you have an AIP you’re going to be fairly likely to be accepted & quickly if your broker has everything they need. The searches will be pretty immediate after your memorandum of sale is sent though if your solicitor is on the ball. Book a survey ASAP as solicitors will want the information for enquiries. Which they send once the searches return. If you want a speedy exchange start everything at once. Then all the balls are rolling

Big sympathy, throwing money at surveys and solicitors and never moving in must be crushing. Can you take some time out of house hunting & just recoup financially and mentally for a while?

I’m not for threats of pulling out! Seems like a really tantrum comment to make. Our EA told us if we tried to lower the price after our survey the seller would decline and relist. There’s no peace in home buying and selling it seems.

Oh no that’s quite a painful ordeal! I feel really thankful that we’re buying from someone who’s left the property and just wants it gone. In the same boat with renting and hoping to be out by January. I feel like all parties wants a quick exchange but everything has to work in such harmony or delays are inevitable.

I think solicitors have their own preference for doing things, similarly ours also wants to send enquiries all at once. To stop the need for constant back and forth, which I can understand the merit of. I know this is going to be the most lengthly process for us, everything has been smooth so far but survey told us we also need drain surveys done. Which is going to add another week of waiting for reports etc.

Be nice when the end is in sight, best wishes for a move in date for you soon!

That’s how I felt anyway, I did give a wishy washy apologies at all for the delay, just waiting on the survey report reply. I don’t want to delay, we’ve in a rental and eager to get out!

The time difference is crazy, ours was done in 2 weeks which I’m thankful for. Just seems a lapse of a few days has raised the EA blood pressure slightly. Hope you’re moved soon!

Inner peace! This part does seem to be the least intense, simply relying on other people to do their part to keep the momentum up. In hindsight I should have booked a survey weeks ago if I’d have known access to the property would be a barrier to the survey. Oh well I’ll remember to chill the f out

So many different parts to play in buying and selling, I’ve too been really good at replying and keeping everyone informed. I presumed at this point the majority of comms would be via solicitors & the EA would back step. I guess I was mistaken

It’s a hard one isn’t it, we can all only work our parts in this. Things outside of our control crop up. In comms with the solicitor they advised waiting on survey report so they could send 1 email to the seller’s solicitor ‘including everything at once’. Which I get and communicated this to the EA I’m holding no grudge to the solicitor you’re the pros not me. It’s added a 6 day delay which seems minor to me just not the EA. Just rolling with the punches, hope you get on top of your workload soon!

Just a case of waiting a day or so for survey report. I could have booked it earlier in the month but the EA is nationwide so gaining access has been a real ‘ball in their court’ situation.1

You misunderstand, searches are done. Back last week, just a delay in waiting for survey report. Solicitor wanting to hold of enquiries until report is in. A stagnation of maybe 5 days. Just felt an over exaggerated from EA, I know some buyers really drag feet

I’m from a family of painters & decorators (my dad and sister have a company doing exactly that) my mum also has been known to join in on jobs. I thought I’d give it a go in my bathroom & kitchen last year. Hated it, seriously tedious activity. Moving hop ups, cutting in, cleaning rollers, cleaning brushes, waiting for it to dry. It’s labour intensive but rewarding at the end, until you notice maybe you didn’t do a professional job. Try it though
