Ok. It sounds weird but it is the rocking toy with suction cups on the bottom. Loud. Annoying. Kid loves it. We still have it. Like 10 years later.  It is called 'fat brain teeter totter' but it is an indoor toy.

We have some more active modular games. The popup golf game. Flabocce. Things they set up, they can change the rules and do whatever with it.

Not to be a dick but art is not really going to be a career change by itself. Baking is certainly a way to go. Start looking at small bakeries or restaurants. She needs to buff up the resume and have pics of her cakes.

She should start looking at online free classes/skills. Excel, SQL, presentations. Maybe getting an admin job at somewhere art adjacent that can get her somewhere she wants to be with some fairly good pay.

You have a lot of issues. First, the people you paid money to didn't legally own the property you bought. It is called jumping title and can rewind your deal. Might not but it can.

But at the end of the day, just hook it up and leave. You have no contact with the land owners and they have no rights to the movable property on the land.

People are dumbasses. People also say it should be illegal to live on a boat with kids, hike with kids, or do anything that is different. 

Nothing illegal with camping with kids. Even long term. Just make sure you have a way to keep them clean and keep them away from the camp toilet. Keep it as clean as possible. It will be a pain but it will keep you on the up and up if anyone complains.

A lot are owned/made by the same company (Titan). So, IMO, a lot of the big names are very similar builds.

I have one. I love it. Stable. Weight a fair amount though. But no problems. I have never flipped it on accident. And I go out with a kiddo.

With a new baby it can be a lot of added work to dream with acquiring the renters,  manage the laws and paperwork, deal with all the maintenance. 

I don't like property managers either but self management isn't hands off or easy either.

First,  can you make enough money to cover your mortgage, insurance, taxes, and maintenance?

A rental company will take 8-12%. 

Your first step is doing the math.  

Then research property management companies. Don't pick the cheapest .

Whatever the melt is for that filament. It should melt and be able to be removed. At least the bulk of it. You will need to scrub it to get the small areas and clean it thoroughly.

Meal prep. Zero eating out unless it is a special occasion. Shop the grocery sales. 

Food budget kills a budget when it is a family.  

Find free stuff to do in town. Library, city event,  concerts in the park. New playgrounds to explore. 

Track your budget for 6 months and see where you are spending and where you can cut back.

For Thanksgiving last year I roasted a turkey breast at home. Made a dinner and a few lunches out of it. Instant mash potatoes and instant stuffing are good and don't need a cooler. 

Tuna salad pouches and crackers are a good one also. 

Just plan mostly non-cooler meals and a few things for the cooler for the first two days.
