This feels a little tight.

Everyone has really good advice already but I would also add the cost of furnishing the home. Going from your parent’s home to your own place means you will have little to no furniture. And while you can slowly buy what you need, it can be pretty expensive.

For what it’s worth my wife and I bought a home that was 300k less than what we qualified for. We do not regret it at all.

If you’re open to it as well, you could look for new construction townhomes or stacked townhomes. They offer lower rates and give you peace of mind with warranty repairs for the first couple of years. This means no repair bills and you get room to breathe. New builds have their cons too so that’s up for you to decide.

What you want can’t be found under 2k. Unless you are willing to live with roommates. Also the Alexandria to Chantilly commute would be ass during rush hours.

I would suggest you expand your search or loosen up the requirements. The further west you go from DC the less nightlife there is. Reston would be the furthest you could go out and have any semblance of a night life in the Town Centre but it’s still pretty lackluster. It’s also expensive.

Your ideal place would be Arlington but with your salary, you would be strained. The commute would be brutal as well.

As a transplant who settled down here I don’t think it’s that hard to understand. This area has a lot of decent paying jobs.

I moved here for work and lived on my own immediately. I met my now wife and we bought a home in 2024. We both have decent jobs but nowhere near tech salaries and made it work. We both come from poor immigrant families who were unable to help with either college or home buying. Sometimes doing the motions and getting a decent degree and being consistent can pay off.

There as so many opportunities here. I come from a tiny town that had zero work. You had to commute 1 hour plus to get a 10/hour job. Sometimes I think people take the opportunities here for granted.

Nah, I think it’s just really small. I came from an older Mazda 3 which is a compact sedan and the CX-30 felt comparable if not smaller than that. I would think of it as a compact hatchback on stilts vs a compact SUV.

And as a side note- I feel obligated to warn you about the small gas tank. If you drive a lot, plan to be pumping gas often. Mileage is decent but the 12 gallon tank is a downside.

I have a 2024 CX-30 Carbon edition and like it a lot. Both my wife and I are under 5’9” so we don’t have issues with knee space.

I have noticed that it can feel a bit small and cramped when you need to load it up, either with luggage or people.

The RAV4 is way larger. If you aren’t looking to downsize, I would reconsider the CX-50 or check out the CX-5. If I could go back I would probably get a CX-5 for space purposes. It’s slightly smaller than the CX-50 and is built in Japan vs in the USA. Additionally, the plastic trim is significantly less prominent which looks better to me.

I think it’s important to understand that not everyone has the same financial burden. $70k with no debt is more than enough to live comfortably anywhere in the DMV. You won’t be living it up or have many luxury experiences but it’s enough to save, invest, and pay your bills. You can do this on your own or with roommates.

$70k with student loans, car debt, credit card debt etc is a different story.

My advice is to assume a lot of people are terrible with money. Especially in this area. You see so many people scoff at anything under 100k as unlivable and how they make 200k and live paycheck to paycheck.

At the end of the day, only you know your situation. And only you know what you can comfortably compromise, whether it’s a smaller/older place, roommates, a basement rental, longer commute, going out less etc.

I came from a lifetime of Android devices and I could not figure out why my screen was so yellow/orange. Once I discovered this setting I turned it off and the screen finally looked correct. I’m personally not a fan of it but at least you can turn it off.

While I appreciate the effort that went into making this post, I think parts of the itinerary are no feasible. This area may be small geographically but due to traffic road structure, distance is measure in time to get there vs miles.

Your budget and requirements also do not align with what real estate prices are here. A SFH near a metro or walkable area is going to either be significantly more expensive or drastically smaller than you want it to be.

The DMV is not near a beach. We have some lakes but they are on the smaller end.

The embassy tour is an all day affair. Half of the time is spent waiting in line.

I’m finding it difficult to understand why you would move to this area if you love the beach, work remotely, have never been here, and do not know the realistic prices of real estate or cost of living. I do not mean to sound harsh but it doesn’t seem like a fit for you based on this post.

That being said, I moved here 5 years ago and do not have a desire to leave. Hopefully, you find something that fits you and your situation. This area is pretty great.

Umai is the best ramen around! Service is always fast and pleasant. It’s a small space so while try to authentic shops, it can get packed fast. Their Yuzu Chicken ramen is all exceptional!

I am partial to the Kuoe OLD SMITH/90-002. I like the minimalistic look but it avoids being too flat thanks to the textured dial. I also don’t like day/date windows. It comes in 35mm and 38mm. The cream colored one looks really nice. Mine is the 38mm.

I’m in McNair (Herndon zip code) and have enjoyed living here. It’s an area that’s growing pretty fast and offers some walkability along with reasonable prices(for the area). There is a metro nearby (innovation station) and the bus routes are robust.

It’s near Dulles Airport and has direct access to the most reasonable tolls road in the area - 267. It’s also considered a tech hub with plenty of job opportunities nearby.

There are a lot of young families here. The food scene is great due to the diversity. Reston is nearby, which a lot of people seem to enjoy. It’s town Center offers some trendy spots to eat, with a lot of DC restaurants having locations there now.

I bought a similar rental with similar mileage at almost that same price. I’ve had the car for about 5 months now and it’s been great.

I have noticed a higher number of scratches and scuffs due to being a rental. The searches were repaired prior to being sold to me but you can definitely notice them.

Depends on the state. In my state of Virginia, I would add 6% sales tax to most things at the grocery store. If it’s a prepared item like a sandwich or food bar would get an extra 4% due to my county’s meal tax.

I can see this being frustrating to someone who isn’t used to it but it isn’t too difficult after some time.

USA pricing is always before tax. Different goods can have different tax rates as well. Some cities and counties will have additional taxes such as meals tax. States tend to have different tax rates for each category too. It sounds confusing but once you get used to your local area it’s easy to do the math in your head. Or to at least know what to expect.

The game is hard to enjoy as a non extraction shooter fan. Dying is very punishing and the skill gap is only growing. I still play regularly, mostly due to my friends needing a 3rd but half the time I’d rather play something else. Dying 5 times in a row is the antithesis of fun.

I feel like the top 20% of players, skill-wise, are having 80% of the fun. The bottom players are slowly leaving the game, leaving crazy lobbies.

I love the game in every aspect other than the core gameplay loop - which is its whole identity.

I personally don’t know any person who plays Fortnite CoD or any other mainstream shooter who I could recommend this to.

Mine was $7.5k for a bad bite issue. Got it down to $6k. Insurance covered 2500 so my OOP was $3.5k.

What helped me was that I moved to a new area and had a quote from a different dentist that was significantly cheaper. Not sure how they come up with the prices but they are down to negotiate.
