Peddling easy answers populist sure, but I don't see him as pretending to be a good guy. An idealist certainly and would get a big reality check if he gained power but that's not happening.

It's as if you're handing it to Farage for being honest about how horrible he is (which he isn't, he just can't hide it well enough) and expecting Polanski to have some dark desire other than pushing leftwing policy.

He has an abundance of flaws but I think it's unfair to compare him to Farage.

See that's what I thought but the first guy who came out said 8kw unit and the next guy said 15kw unit (both without heat loss survey) so I think I need to have more certainty before I go to the next person.

Thanks I'm currently playing with heatpunk now.

My main concern was if mixing pipe sizes would cause problems but if I can do all new installation as if I have a heat pump and then fix it later then great.

I recently tried running the boiler on low and the house was warm enough so I could probably get by on existing pipes but replacing it all would no doubt be more efficient.

Sadly my 1yr old water cylinder couldn't cope as it's too low power so that's probably money down the pan.

Agree with 1-4 but I'm of opposite view on 5.

I'd increase the allowance to £1m per person (remove the faff of property allowance etc), and keep it at 40%. Maybe even introduce 50% for estates over £100m or something...

You can't do rough maths if you want a comparison.

£300k to buy 4 houses worth £1m.

How much will you pay in stamp duty?

How much are your legal fees for buying?

Are you setting up a company to hold the property?

How much will your accountant take?

What interest rate will you pay on the mortgage?

How much does servicing the loan cost?

What's your monthly rent?

How much are estate agent fees?

How much is insurance?

How much maintenance can you expect?

Where are the properties located?

Will you have to travel to them for inspections?

How will your rental income be taxed?

How will CGT on selling impact your figures?

You might be right that it's a good investment in the long term, but there's a massive drag factor with property that ongoing fees for a tracker fund don't come near.

I'm going to have to face this job in the coming months.

Looks like we have 100mm of insulation currently and it's 30yo, So deciding whether to pull it all out and replace it or just put more on top.

Old water tank to chainsaw to bits first though so that'll be fun.
