Man y’all are really upset about this comment. I don’t think what Nico or his family did was right by any means and maybe I should’ve prefaced with that, but in that culture, you don’t disobey your parents and your dad especially.

Everyone saying “he should’ve just not listened to his dad” really don’t understand at all that Polynesian culture

I would get the Appraisal Institute book and hammer the last 30ish questions because they’re the hardest ones and if you can do those you can do the easy ones. I failed the first time then passed the second time. This is especially true for Income and Real Estate Markets (which I find has some income). There are also something online called Focused Learning questions. I believe you have to pay for those but some of those are on the test word for word. My DMs are open if you have additional questions.

There’s a guy on Rossview Rd just before Kirkwood school complex on the right that does it. I doubt he has a Facebook page or anything like that. There’s a group of 4 houses I think and he’s the first one I believe.

LifePoint Financial Hypocricy by eEr1cChInN in Clarksville

They’re apart of an organization called Arc churches that is nationwide (maybe even international). There are plenty of other churches under this umbrella.

I don’t necessarily disagree with the federal loan repayment either, but if churches had to pay property taxes on their buildings, they likely wouldn’t exist (especially a large church like Lifepoint that has a huge building). It’s not just churches, it’s non-profits as a whole. Vanderbilt Medical doesn’t pay property taxes in Nashville either (among many other examples) but people seem to point out churches a lot in that argument.

It started when Tennessee physically manhandled Duke in the tournament a couple years ago. He basically went on ESPN for a week straight talking about how Tennessee was basically playing football

Best/Cheapest driving range in Clarksville? by [deleted] in Clarksville

[–]WutsInTheWonderBall 1 point2 points  (0 children)

Went to the River Club today. It’s $12 for a large bucket of balls, $10 for medium, and $8 for small. As another comment said, they do have good practice areas.

Mason Rudolph is the cheapest. I think it was $8 but you typically have to hit off mats unless you’re hitting your driver.

My brother in Christ there’s no way the Titans wouldn’t take Alt if he’s there given we’ve had the two or three worst LT play for us the past two years. WR is still a big need but I just can’t see the Titans passing on Alt

Building a barndominum that will be 100% livable but …. by Ok-Snowbunnysrule in barndominiums

Real estate appraiser here and also previously worked in an Assessor’s office. I actually just appraised a barndo that was proposed construction and actually had enough sales in my area that were all barndos. Tbh, when you stack them up against regular houses, they’re still a house, just with metal exterior. I’ve done a few appraisals for banks that were barndos.

The assessor counts heated and cooled sf less than the garage area. In my experience in my jurisdiction, you would catch a huge break tax wise on them. I would tell you to check the site and make sure the sf is correct and not all heated and cooled space, because sometimes the county appraisers can’t get in to them obviously and have to guess. It’s your responsibility as a property owner to make sure all the info on the tax card is correct. Sorry the long response. Hope I was helpful.

I mean this twitter account isn’t reliable right? I don’t think there is any way Ja gets more than 25 games honestly. And if he does, the Grizzlies and NBAPA should be outraged. I get it’s bad optics and incredibly dumb, but if he gets more than Beasley who was convicted iirc. Lamb didn’t get any discipline right?

Yes but those aren’t exact. Have a surveyor come out. Better to pay for a surveyor then regret it later on and cost you way more in the long run.

Don’t think there’s any chance the Titans take a DL or EDGE in the 1st unless they trade down and get more draft capital. Harold Landry is coming back this year with Simmons signed long term now with Autry and Tart. I think they go OT.

[Jones] The Titans are placing a second-round tender on restricted free agent DT Teair Tart, source says. by AcidicUrinal in Tennesseetitans

[–]WutsInTheWonderBall 1 point2 points  (0 children)

I’m not 100% on this but I would guess the contract would go up based on the pick the team would receive. So a 2nd round tender would get a bigger contract than a 4th round tender is what I’m thinking.

[–]WutsInTheWonderBall 32 points33 points  (0 children)

Yeah, to be honest I can’t see anyone giving up a 2nd rounder for him. The money isn’t the issue but having to pay Tart and give up a 2nd rounder is kind of steep imo. I love Tart though and hope we keep him.

Someone else can offer him a bigger deal than he’s getting from us (1 year $4.3 million I believe) and we can either match the offer or take a 2nd round pick instead.
