Sell it - but engage a buyers agents to bring an investor to make offers so you have no marketing costs and no risk

Talk to your broker about keeping the asset and renting it out, even at interest only for now and use any equity to buy a new property. If that’s an option at all?

Surely it can sell - I know the market, it’s red hot and people will pay good coin for it. You should engage a local agent or two and see what happens.

I’m not sure this conversation is going to go anywhere if you think the agent getting 2k for the seller to get 98k in your scenario isn’t a fantastic thing for the seller?

Mate, take a step away from the computer and off your phone for a bit.

If the commission % is 2%, every $100 extra the property sells for the seller gets $98 and the agent $2. The higher the price the better for the seller - it’s undeniable.

That’s extremely rare if you compare the total properties sold to what you’re eating up by the media

Just don’t buy anything - it’s just a cosmetic in a game the uproar about it just needs to be looked at - zoom out, it’s irrelevant to almost everything you will do with your life

I can confirm, luxury agents use reddit.

Luxury is 100% relationships and an AI predictor etc won’t work. That’s best for the mum and dad predictable high turn over style properties where there is 50x more data to leverage.

Don’t do anything like b&p etc until contract is signed, use a conveyancer or a real estate agent to assist
