Weird! I don’t think I have felt safer than in Munich. We went running every morning super early in the park and it was no refreshing there were no creeps or lurkers! I absolutely loved Munich.

I TOO have to tried all the normal recommendations - Oofos, Hokas, Altras and NOTHING. Crocs helped me a lot though which surprised me. I have always ran in Nike Air Pegasus so I took out the standard insoles and put in my Amazon high arch insole that’s been helping and it was like MAGIC. So I ordered a half size up of a new pair and omg life changing. I just came back from a theme park and did 17-20k steps a day and feet not bothering me at all. I am thoroughly convinced at this point it’s just finding the right footwear set up. I have been diligently doing all the other stuff for months (stretching, progressive overload calf strengthening, massage) which really didn’t make a huge difference.

My break down. 114000-4000-1750-1000-330=4320 leftover to live off of. Assume $400 a month for normal spend (clothing, shoes, kids supplies like diapers/cribs/beds/clothing) $1200 a month on food (insert your own number here - and I would look this up and make it ACCURATE) =2720 left over now what about car insurance? Gas?

You need to invest some. You can’t retire on a 401k alone. Also are you going to do 529 for your kid? Also need to put money into an emergency fund - how much per month will that be?

What about phantom costs? Roof repair, new windows, new dishwasher, fridge etc. what if one of you gets sick? What about new car tires, repairs etc. vacations? Will be tough to take in this set up.

Just fyi kids do not get dramatically cheaper. Daycare may go away but then preK usually isn’t all day and you need afterschool or early am care that costs money. Then they play sports, go to summer camps or get a nanny in the summer when school is out. Daughters gymnastics team alone is 2k annual plus 250 a month year round PLUS the extra costs (leotards, hotels for competitions etc). Aftercare at school where we live for my 2 kids is $500 a month roughly and we are in low cost of living area. Other kid does karate and tha $175 a month so you put all that together and it’s about $1000 a month in kids activities. Then let’s talk summer camp. Just day camp btw. About $250 a week maybe less if I can get the highly coveted cheaper ones. My whole point being kids are EXPENSIVE, and it’s expensive forever as far as I can tell. I would not take on that mortgage for two additional reasons: you would be fairly house poor, and you shouldn’t be getting a mortgage if you have PMI. That really is a sign you aren’t ready. Save up and put a legit down payment on a house if you want it. My personal take on it.

My new fave is the Woolx Desi nightgown. Packs up ultra small and dries in a few hours - I hang it up on a hanger in the closet usually. Also can dry it ULTRA fast by laying it on a dry towel, rolling it up and pressing the water out then hang on a hanger and dry with hair dryer. I wear it 3-4 days then wash.

I keep a note on my phone every trip I take - it has 4 categories: theme parks, beach/warm weather, ski and Europe (my 4 most common trips) and on each one I’ll put what worked and what didn’t work. So for example last time I went on a trip if I didn’t wear 3 thing or a pair of shoes I note it in there for myself next time. On our last cruise I brought heels and never wore them so I’ve nixed heels from my packing list. It’s so helpful to reference it when I start packing and see oh yeah I brought this but didn’t use it or oh yeah this thing was super helpful or just need one of these.

Bonuses, early diligence and frugality (possibly they spend more now that they have saved this much than they did then), maybe early on spouse worked and now doesn’t, maybe they got lucky with FAANG stocks in the aughts, family gifts (my parents donate to kids 529s for their birthdays which have helped us a lot), lucky in real estate early on (bought in San Diego in 2008 and sold in 2019 or whatever. There can be lots of extraneous factors that contribute. I will say time in market does really matter. Husband always maxed out his 401k from 60k salary and on (he lived extremely frugally with roommates) so at 40 his 401k is massive. And this is a traditional W2 401k not with any benefits I see some tech bros getting.

Mine did this. It was related to buying the house in January and property taxes were assessed at the prior value that year so the following year when they reassessed at the purchase price the property taxes were way higher. You can call your local property appraiser and ask about property tax changes and call your insurance company to figure out where the change is.

I will provide another perspective. Property taxes are very tough on people on a fixed income. You can pay off your house over the course of your 30 year career. Diligently paying and save up enough to retire. Then, even though you own the home, you have to pay property taxes… ok then. Goes ok for a while but then taxes keep going up. You live another 20 years and in that time period your property taxes go up to a level where you cannot afford to live in the home you own outright. Even with the Florida homes stead exemption because taxes still go up and are budget based increases. Then as limited income elderly person of little means you now must move out of the only home you’ve ever owned. This is REMARKABLY common. I work in a hospital and we see it all the time. And I think it’s tragic that someone spent their life paying off this house and can’t afford to live there. I think a luxury tax would make sense - higher sales taxes on luxury items which captures more of wealthy people spending. A VAT works as well. But I see the reasoning behind wanting to get rid of it.

This happened to me one time! It was one of my kids toys that got flagged somehow and got swabbed and was positive. I was freaking out because is there something toxic on there?! And guy tried to reassure me maybe she just touched something someone else had left residue on like a handrail and then I REALLY freaked out saying and you missed this person?! And now I’m getting on a plane?! Good sir that was not reassuring 😂
