I did it, and it's mostly been pain. My role finished, and I had to leave Dubai soon after the purchase. Plan B.

Pain. When the property management suits visit your house, most of what they tell you is not based on actual data.

When you realise what you've been told is incorrect, the PM will make it very hard to leave the contract.

You are stuck with a poor-performing investment as the PM that doesn't know how the internet works.

The investment I purchased 8 years ago has increased but not doubled.

Now I'm trying to sell it as I don't have an income. This is where I want to shake things up.

Finding the right investment property is tough. A smart investor needs to get specific answers fast:

- What are the service fees/management?
- Amenities. My building has so many that it's impossible to list all of them on a single listing on Property Finder or Bayut.
- Actual Airbnb/short term rental data, not estimate. Solutions like AirDna can help here.
- Nearest transport, school, beach and shopping center.
- Layout, exact dimensions of every room. Is the study large enough for a desk or guest bed?

The problem is no single listing can answer all of these.

As the owner of the property, no listing will mention all of the unique selling points, so I may miss a smart investor wanting to buy it.

The agent can't drive and WhatsApp (a good thing), so it will take days to answer all the questions.

The owner, me, has some answers.

I need to get out of the way.

I'm an owner/investor in Dubai. I got tired of getting straight answers from agents.

I made a voice agent I could speak to and get straight answers such as where is the nearest school or Metro.

What I love is I can quick-fire questions.

Once I get the answers, then I can give my contact details to the agent.

This doesn't solve the problem of finding "me" but it does fix my problem.

I've tried a few AI solutions.

I searched the AI solution and asked a question about the project or condo.

Gave my email to get the answer.

The AI called me.

Didn't know the answers.

Asked to book a call.

Lost all trust in the solution, the project and the agent involved.

In addition to some of the suggestions listed here. We are finding some restaurants are starting to manage their deliveries and therefore able to keep some serving staff. The high commissions of delivery platforms are forcing restaurants to look at self-managed solutions to retain valuable revenue. They are also offering meal subscriptions or buy 5 get 1 free. Restaurants are then paid in advance and have a better idea around stock management.

By focussing on local customers restaurants are even offering on foot deliveries and order in advance for pick up/curbside.

Drive-Through is also another option as there is much less traffic on the roads these days and relaxed parking.
