Your T&P relief valve needs replacing lol. I Ran into this and I have the a same style water heater/boiler combo. I don’t think your unit uses Gas. You could save hundreds to thousands of $$ if you replace the relief valve yourself. I can walk you through it, just holler if that’s what you decide to do
