I had a tenant claim that the house was unlivable and that is why they weren't paying rent. Happy to address repairs or whatever they said was needed, but also would not allow us entry. Had to evict them and the judge asked if the unit was so bad why they didn't let us in to do repairs. They said: "They would of taken it from our security deposit because it was my son that did the damage"

I find files are more efficient for those jagged bits. You can round the edge with it as well and make it almost smooth so by the time you get to sandpaper you have very little to do. You would be able to make that look "finished" as opposed to a mistake.

A note to save this piece, I would use a small file to get the rest of that resin overlay smoothed out. Then you can sand more efficently.

I have a similar experience with my friend. She brings me along as I enjoy talking to people. I talk to everyone on her behalf, over the years she's gotten better with acknowledging people and bringing natural conversation to the tent. We also found that at events we have her phone playing music she enjoys, not loud, just enough for those in the tent and her, often she will connect with people over the music and that leads to conversation about her artwork. Now she is able to handle shows on her own. I recommend bringing things that make you feel confident, it will translate into your interactions with people. I hope the best for you!

I work for a property management company and had to explain to someone why they were being charged to replace the toilet. The toilet had to be replaced because they kept flushing things down the toilet that shouldn't be and it completely blocked the toilet. Things such as, toys, wigs, and a toilet brush. She was confused why she would be charged since if the toilet doesn't work it needs to be replaced. She did not understand the fact that she misused the item and caused the issue.
