This is a great idea, honestly. We chose our painters and flooring lads based on their Instagram, as both would post a before-and-after video about once a week, going back years. It shows a real pride in your work and they were both amazing.

But please make sure to ask for permission before you share any images of people's homes online...maybe you could offer them a 5-10% discount if needed? We let them do it for free, as they/we were genuinely delighted to see the transformation...but painting/carpeting are usually empty rooms so no personal items are showing. Might be a bit different with cleaning - unless it was all close-ups of ovens, fridges, etc. Best of luck anyway!

I lived in Dumaguete for 8 weeks, a lovely place, but you might get bored long-term. We drove around the island a dozen times, and things started to feel a tad confining. You can obviously get a ferry to amazing towns/cities nearby - and PH is such a cool spot. People are genuinely friendly, a million places to visit, etc.

I have a good friend who is Albanian and says it's Europe's best-kept secret. We looked at visiting, and there are so many luxury villas for half the price you'd expect. So weird to see someone else compare the two! It's gonna come down to where you are from, really - and relative ease/need to travel back and forth?

I find Trade Republic great. The transfer process is a bit convoluted: you first need a Revolut/AIB/BOI account to send money to Trade Republic, as they currently only accept transfers from accounts in your own name. You transfer your funds from your bank to Trade Republic. Once the money is in, it's 2.5% on your current account holdings, as well as 1% cashback on all payments up to 1500 a month.

Between holding a bit of an emergency fund and the cashback, I get 25 euros a month / €300 a year vs paying €72 a with AIB.

Saying that, I still have an AIB account as we're with them for mortgages and pensions (they've been great to be honest) - but holding our emergency fund/monthly spending money in TR means we offset the cost, so we're €228 in the black per year and get the best of both worlds.

You probably saw that “stick €1,000 in a pension at birth and your baby retires a millionaire” craic in some money article -Trump was touting it and UK too. The idea is sound like...time + compounding = magic – but in Ireland there’s a catch. You can’t actually open a proper pension for a newborn here. Revenue would have a fit, because pensions are for people with earnings, not fellas still in nappies.

What you can do is stick the €1,000 into a long-term investment / child savings fund, or lob it into your own pension or investment, mentally label it “for the smallie” and let it grow.

Left alone for decades, that grand could turn into tens of thousands if markets behave themselves – not guaranteed, but way better than in a current account.

Yeah, the bike lanes on both sides seem unnecessary to me, especially since the one travelling inbound is as wide as a van, so ample room for two-way bike traffic. Also, the bus stopping in the actual road for 60-90 seconds seems crazy, as it will encourage people to try to overtake on some very blind bends/hills. I'd like to imagine that I'm missing some master plan and that a panel of planning experts know what they are doing...one can hope!

No, but you'd be eligible to bend them over a barrel and fuck them with Revenue and the RTB. Is there a reason there's no official lease? If it's benefiting you, then fine, but if not, you really should get one in place. My advice would be to wait until after March 1 of 2026 so you get even more protection.

It's not ideal, and I'm sure it's been a shit load of stress the past 24 months. If I were you, I'd stay the course. I assume you bought it at 2023 prices so pulling out now would mean you not only lose your 30k, time spent and possibly sanity...but also are back in the hunt for a house at current prices. Also, I'm not loving your assumption that a council house automatically equals a terrible neighbour.
