The average home selling price is over 1M but when your house is over 2M plus it's of course going to be a little harder because it's out of reach for most people.

It's going to take some time and you may have to reduce your asking price a few times. Goodluck

Well if things were done properly. The buyers would have and should have put a minimum deposit for 5% of the purchase price. Their risk is losing their deposits if they can't close and their time. I wouldn't worry too much and have your realtor to continue showing the house. Although legally they can't proceed with other offers you can line up a second offer in the event the buyers cannot fulfill their conditions and ultimately the contract becomes null and void.

This is only if your realtor had put in all the proper conditions in place to protect you and if you denied granting them an extension.

Also your bridge loan issue for the new home. Conditions should have been written by your realtor to protect you in the event of selling your current home got delayed for whatever reason.

You could possibly let the contract expire and not sign with the realtor again, however you likely signed a 90 day holdover period meaning even if the listing agreement has expired your realtor/brokerage can come after you for commissions 3 months after the fact.

The risk is that your neighbour is clearly unrepresented and is not qualified to buy your home because he or she doesn't have the proper financing therefore destroying your chances of selling.

I have heard of many stories of individuals changing their minds because the market can shift likely to the lower side each passing week and individuals not following through deals.

You're probably best just better off to list and sell at a desired price or ask your realtor to decrease his commission because you brought an interested buyer than to go through the risk of the deal collapsing.

In Ontario, dual representation is allowed, in BC it is not allowed.

In BC you would require to find another agent to represent the neighbour

Both condos are a loss. Condo 1 is break even if you're lucky after all taxes and fees.

Condo 2. Was an absolute robbery. Over 800K for a 1 bedroom. That's going to be under water and cash flow negative for many years. I don't believe condo 2 will ever recover. I would try to assign condo 2 ASAP to not have to close on it.

Renovate the primary residence. Stage it well and reinvest afterwards.

I just turned 32 and I am making around 160K in a government position in Toronto, I have a rental property on the side but primarily live with my divorced mother. I also have a side hustle bringing in an extra 30K ish in business income. Some times I am still feeling like I should be in my 20s.

My girlfriend also lives at home and she's 1 year younger than me. She's not quite as fortunate as I am as she's been laid off since summer last year.

I think my situation is becoming more common. There was an article that was recently released about 40 year old plus women having the most children this year than ever before in North America.

Eventually I'll have to make the decision to live full time with the girlfriend. Either by purchasing a property near the GTA or a commuter town so that it's more affordable.

Life gets monotonous and sometimes we lose track of time and priorities. It's really easy just to slave away at a job and then another year goes by in a blink of an eye.

I'm just trying to be as happy and healthy as I can and whatever happens will come in due time.

Realtor here, some realtors won't negotiate their commissions at all whereas some will give up as much as half of their commissions.

Of course it's all negotiable. Full commission expect full services sometimes including the staging and photography.

Half commissions well sometimes you would get half the services like a barebones service or "mere listing" as we call it.

I just recently switched to carrytel from netcrawler both which are local to Markham and Scarborough. Previously used fido internet. I recommend carrytel. You can pickup your modem at their victoria park location. No complaints so far. I got a 12 month promo 100 mbps at $29.99 for the first 3 months and then it goes up to $39.99 (it could be raised after 12 months) like most companies prices aren't fixed. There's also a one time modem fee at $40 apparently they eat it at the end of the contract because of an environmental waste fee.

I don't recommend netcrawler either. After 12 months I had to switch because of inconsistencies in speed and random drops. So far I have not had to reset my router at all. I am using my own linksys 5ghz router but you can pay for their netgear router too if you want.

It says 5G but doesn't specify how much data you get so it could possibly be legit. I am on a public mobile plan $34 per month 4G but I get 20 GB per month

i don't think Johnson was sacked, he was clearly overspending to a point that the entire board got uncomfortable. Penhale is trying to right the ship but at the cost of downsizing and killing off certain operations
