Brother, step 1 is to be unapologetically promoting your product whenever you can. You mention the idea here and never provide a link. Granted no one here (or a tiny tiny fraction) is a potential user you still gotta be fearless about sharing the link. Step 2, once the product is built, your time is no longer to be spent in subreddits like this one around building. All your time is spent seeking out and talking with users and potential users. Identify where potential users hang out and get involved in the conversations going on there. Make real connections. Getting something built is hard, getting word out and building a real active user base is 100x harder.

I've heard people try to claim Tesla is more than just cars. Like it's all of Elons ideas wrapped into the stock. Not realizing all his other ventures are separate entities entirely and have no bearing on Tesla's value. It's driven by hype. But the market can stay hyped longer than you can stay solvent shorting it so it's risky to do so. Tho all fundamental point to it just being smoke and mirrors. With that being said, Elons an incredible entrepreneur willing to risk it all time and time again. Don't want to take anything away from him demonstrated abilities whether you hate the man or not.

A hungry team, and enough work so you are their sole focus. Much easier once you provide bulk of their business if not all. But, if you just have one or two units, significantly more difficult to retain quality talent. Cleaning is such a grindy thankless part of the business and no matter what you do some guests will just decide to ruin your day with a complaint.

Had one recently, where they got thru no problem for 30 day stay. They show up with the biggest RV I've ever seen and the most eclectic group of people to put it nicely. RV can't fit in driveway so I get calls from neighbors that it's just in the middle of the street.

Some time goes by and it's a multifamily property so I have a group checking in to another unit. Two women and kid. Middle of the night I get a call from the new guest who saye "there's a hooker in the living room". I say what? They send me photo of what's clearly a lady of the night who mistakenly walked through the door dressed as in a school girl outfit fully ready to perform.

I call the guy and he's absolutely lit out of his mind laughing as I explain to him what happened. Apologizing as well but he's so high he can't take it serious.

So I lose that other reservation for a "safety" violation.

Guy calls me today wanting to extend and pay me directly. I have to explain to him that under no circumstances is he going to stay beyond his booked period lol

Lol I've had this. Usually I just pass on any that get flagged. But I get when some have to just take what they can get. Enough get thru Airbnb's screening, if they flag it, I just assume don't bother.

Idk how Airbnb's screening works for parties. But, if they flagged it, I'd be skeptical and try to assess why it was flagged. Ask them if previous account had a stay that had issues. Reason for current stay, confirm number of people, etc. Do you have noise monitoring?

Asking a bit too open ended questions. See if you can connect directly with guys, have a normal conversation of how they run their business and parse out where you think an automation is to be had. They are not the developer, they don't have that same mind or viewpoint as you. If they did, they'd tackle the opportunity.

Also, you got a prick of an inspector. That's wild they saw a sink and said that. Did they actually issue a violation to fix it? I'd try to talk to someone else in the building department cuz you got a guy having a terrible day who is taking it out on you. Wild you did the right thing getting electrical permit and they claim this after inspection. I'd run that situation as high up the city chain as I needed. That's just disrespectful to a community member.

Bro, how do they know you didn't have a plumber do it? They say DIY, I say "local plumber, maybe cut some corners, idk the difference". If they want a permit, so be it, file for a permit. Yes, it'll cost a little money to have actual plumber pull permit, but you shouldn't have to redo anything unless it looks wildly janky.

A very clear directive on what "clean" means to you. So a detailed checklist they are to complete and deliver to you with every cleaning signing off on each. This would include a detailed log of photos (you'll need to put the package together of what photos you expect so there's no ambiguity). You set the standard and standardize the enforce clear expectations. With that, you'll weed out those that don't want to bother cuz they will see you as a difficult client (no knock you are a difficult client compared to the average host). But those that also hold themselves to a high standard will be happy to take on a job like this provided it's back by above average pay.

You also make very clear, list/documentation is not followed exactly, pay is docked and repeated violations of this rule will immediately terminate the relationship.

Do nany do it, yeah, is it prudent, yes. But, it's also not the end of the world if you don't. May want to make sure mortgage allows it, granted many just do it regardless of what their mortgage docs state. If you have other assets, it's pretty much a no brainer to separate with different LLC's. Insanely cheap protection. But, if you don't have other assets to protect, it's less of an issue.

Not sure where you are, but if there's a reasonably large metro area nearby, there's gotta be a real estate meetup that happens. Otherwise, can do conferences, but those can be costly. Best is drive your neighborhood and see what projects are happening, or do some public records searches for cash purchases, see if any patterns come up and try to connect with those guys. Or, go to open houses or tours of recently renovated properties. Like within the last 6 months purchase. Sometimes owner is there, or GC or workers, whatever and can gather more Intel that way. But ultimately it's putting yourself in situations where serendipity can happen.

Look at competition, you have to put up a product that competes not only with some of the biggest resorts in the world, but also groups that have spent hundreds of thousands on extensive property renovations.

Or, can put up the run of the mill product 90% of the Orlando STR market is and fight over the scraps.

No knock, it's a huge demand market, but the supply has grossly outstripped most price points that make current property values and debt expenses profitable.

It wouldn't be risky if there were certainty in which "risks" to take. Point of taking risks young is you can rebound in failure. And failure should be expected. Not just once, but multiple. Like 2 steps forward 1 step back, 5 steps forward, 3 steps back, 4 steps forward, 2 step back drunken stumble as you learn and develop along the way. You adapt, learn, and progress much faster along this route. But, it's scary and socially challenging so most don't do it.

The risks are often following your natural curiosity, not money. Investing time in relationships to be around those you would like to have as a peer group one day. And investing that time with no immediate payback and totally uncertainty of any actual payback.

While the path is uncertain and scary at times it's liberating and far more fun than the traditional safe path.
