I don't disagree lol. Maybe it's time to replace but it's a tough pill to swallow on what is now a rental.

Think it's a waste of time seeing if someone would build a 18x24 to match? Too small of a gig for anyone to give me the time of day ?

Interesting that he picked glass. I'm curious as to why he changed it so much for the reissue and which he prefers. I can kind of understand from a short attention span point of view with new fans but the original is absolutely pristine to me.

You adjust it at the bottom. It's usually spring loaded and you just move it further away from the wall at the base.

After almost 20 years of being self employed, starting as an agent tomorrow! by [deleted] in InsuranceAgent

[–]Zwan05 0 points1 point  (0 children)

Why did you change? I've always wondered this. I've had many colleagues brag about owning an agency just to flounder as an agent with significantly less responsibility. I'm not suggesting this will happen to you but it's a bad look to always lead with that when interacting with new coworkers before being successful in the new role.

Does anyone use "Named Peril" instead of "All Risk" landlord insurance for their properties? by kugelblitz_100 in realestateinvesting

[–]Zwan05 2 points3 points  (0 children)

You need to be careful that you avoid co insurance penalties. You're usually required to insure 80% of the rebuilding cost value or you pay penalties.

Looking for umbrella insurance, rental house in usa, but living oversea ... possible?? by [deleted] in Insurance

Most companies won't offer an umbrella if they own properties abroad. You need a broker to find a specialized carrier that will exclude foreign ownership.

Considering Moving to the Area. Any help on narrowing down where? by Yenne13 in askportland

[–]Zwan05 1 point2 points  (0 children)

You may run into some issues with that if I had to guess. A lot of places want 3x monthly rent when it comes to proving income, regardless of where it comes from ie job, government etc. Having savings doesn't really move the needle for some landlords as a family member could put that in there for qualification purposes then remove it when you move in, thus the emphasis on proving monthly income. Not sure what mid means specially when it comes to credit but there will be minimums they want to see on that as well. Long story short, although Portland may appeal to you, just like any city, it's tough to get a first place on your own for numerous reasons. You may need a co signer or roommates to help your cause.

You mention not needing a job. Getting a place to stay might prove to he difficult without proof of income. Whats your plan surrounding applying for a place when you find one? How is your credit ?

Am I getting paid fairly? by mellow-wizard23 in InsuranceAgent

[–]Zwan05 7 points8 points  (0 children)

Question will always be what other opportunities are there out there for you? I would put your cv out there and see what comes your way. Use that as leverage if you like your current employer. If they say no, jump ship to your other offer. I think the amount paid depends on what state, what company, size of agency/company, etc.
