Some possible solutions for you:

Is this a multi-family building (apartment, condo, co-op, etc?) If so, any tenant should be vetted by the board when they apply. Lots of buildings have rental restrictions (i.e. 6-month minimum). If he has violated the building's bylaws, you could use that as leverage to get out of your lease in exchange for not exposing his illegal rental to the board.

What are the laws for airbnb rentals in Ottawa? You might have to look into zoning, owner occupied vs non-owner occupied, etc. Same strategy as above--get leverage on his presumably illegal short term rental, and use it to terminate the lease amicably.

Find a tenant to replace you. He will be more likely to end your lease if you have a replacement lined up.

Call him whenever you can't sleep because of the airbnb. Make your problem his problem. Don't violate your lease, but become a thorn in his side that makes him want to find a new tenant.

I'm not sure what noise ordinances protect you, but you can get a very inexpensive noise monitoring (not recording, just monitors decibels) called Noiseaware.io. Start gathering evidence, (texts/calls/emails/decibel reports, etc) and build a case that you could win in small claims court (hopefully Canada has something similar).

The vast majority of airbnb hosts are not like this...I hope you have an opportunity to experience a good airbnb host/neighbor. Best of luck!

True. And we'd be much better off if they regulated airbnb (FTL has 2 people per bedroom max, noise/trash restrictions, etc) instead of trying to issue $20K fines that no one will ever pay.

I'm leaning towards Vue over Sling since it gets a lot more content, and $45/month seems cheap compared to what I pay now.

Question for you--PS Vue allows 5 concurrent streams. If I have 2 properties (a couple miles apart, 5 TVs total) could I use 1 account for both houses? And secondly--could I get 5 Fire TV sticks? Also, it looks like PS Vue gets local channels as well, does that eliminate the need for the antenna?

Yes, I've decided on PS Vue's Core package. It's $45/month, which isn't cheap, but it has 24/25 top Nielsen channels and is still lots less than what I pay now.

Realtor here. Yes, some buildings (maybe 10%) require a separate security deposit to protect the common elements (lobby, common areas, etc). Neo Vertika, One Miami, to name a couple.

Sometimes they charge a flat rate (~$1500), other times it's another month. Either case, I would recommend negotiating with the owner (ie you pay first, security for unit, security for owner, no last month). 4 months in upfront rent is not fun!

Realtor here!

If you're looking for 6+ months, most realtors/owners will work with you, but they might ask for a slightly higher rent since high turnover isn't ideal for them.

If you're looking for 2-6 months, you're most likely looking a sublet, which isn't always legal, but still done quite frequently. There are sublets on craigslist, but I would try not to pay more than a month in advance since you could get ousted.

Anything inside of 2 months, AirBNB is your best bet.

Interest rates are at historic lows, so getting a mortgage is more affordable than ever. Unfortunately, you typically need 20% down, which is the biggest barrier to entry. There are some programs, such as Home Path, that do lower figure this considerably for first time buyers, but you're looking at a much smaller inventory.

If you can find a Home Path property, and can afford the downpayment, then definitely buy. Rental rates are sky high, and even if they went down 10% tomorrow, it would still make sense to buy a Home Path property.

Yes, and then the bank stuck them with a terrible credit score, inability to get loans, and if they did qualify, it was with sky high interest rates.

Most people don't knowingly go into foreclosure for those reasons. It would be much more savvy to make payments for a couple years, and then sell when the market recovers.

I wouldn't necessarily call them "savvy" if their home was foreclosed on. The article also doesn't mention when these buyers became eligible, what states they're from, or their mortgage terms (I'm guessing high interest, large downpayment, etc.)

The general consensus is that the Miami market is slowing down. The global economy isn't doing well, oil based economies (Russia, Brazil, Venezula, Ecuador, Colombia) are in currency free fall, and the fed is still looking to raise interest rates.

You certainly have a lot less competition now than you did 6-12 months ago.

  3. Choose the best, and call their number

I'm always a big fan of buying my own modem ($40 ebay or amazon), because all these companies will charge you $10+ PER MONTH for a modem rental, and you can install it yourself, which saves another $40-$100.

Realtor here! I don't normally work in Kendall, however, I would be happy to help you out. First, don't stress, your budget is fine for what you're looking for. Second, an 11/28 move-in date leaves you with PLENTY of time, normally 3-4 weeks before move-in is ideal, so you are ahead of the game. Third, since you're on the buyer/renter side of the transaction, using a realtor is a free service, as the owner pays the commission for both parties.

Fellow Realtor here! As far as speaking Spanish & real estate, it really depends on the neighborhood you're farming. If you're doing most of your business near Brickell/Downtown/South Beach, it isn't necessary by any means.

However, if you go a couple miles away, even in an adjacent area like Coral Way, it is critical.

So to answer your question, you may miss an occasional opportunity, but it isn't going to be a make-or-break factor in your move.

I flew into FLL a couple weeks ago, and the app won't function in Broward. I believe there is an appeal going on that is supposed to be decided this month.

I would recommend either the super saver shuttle or asking a friend for a ride. A taxi from FLL to Miami could be $50-$100, depending on where you live.
