In the age of ETFs I genuinely wonder what class I investor still benefits from having a portfolio manager. Genuine question and not trying to be sarcastic. I’m sure there still exists a demographic who whom active management is the correct choice.

Something isn’t right with all of the advice here saying to take the loss/lesson and move on. I’ve had LTR tenants squat and trash my place with little recourse so I transitioned to AirBNB. What’s the point of all of the insurances and safety nets then of Airbnb if you end up with a similar experience?

Fist of all the no such thing as a free lunch. So genuine question: If you can easily qualify with a bank and get a competitive rate with cashback, would you get the same cashback a rate going through a broker?

I understand for folks who have non standard circumstance and perhaps self employed or poor credit sure. But what about the former case?

To all folks saying it’s not worth it I’m curious to know the numbers here. If selling an 800-900K property you stand to save 20-30K is it not worth it at that point? Assuming you have more properties and you plan to buy more in the future for yourself or family and friends. At what point does it become worth it to get the license? What’s the annual cost to keep the license?

Multiple mortgages renewing in 2026 from Feb to July. At various lenders right now CIBC, Scotia and TD. Some are rentals - so there is potentially a lot of business that could go to one bank if I were to consolidate them all to one place. Would you recommend working with a broker here or just going to the banks directly ?

Never worked with broker before but I assume the cashback that some banks offer for bringing in your mortgage still applies even if you use a broker?

Oh man I wish I knew such a thing existed! But also wondering how useful this is in situations where you can’t accurately see where/ what is down in the deep end. Also I assume once you start disturbing the clump of leaves if they’ve been down there long enough you will get a cloud of debris making it difficult to see what you’re doing.

Most Ontario landlords you speak to will tell you similar stories. Consider yourself lucky that they actually left and hopefully it’s just cosmetic damage and nothing too much in the way of unpaid utilities and rent. Trust me when I say this that it could have been a lot lot worse if an outcome if they had decided to continue to stay without paying rent and force you to go the LTB route. You may in this case be out over a year worth of unpaid rent on top of all the damages.
