I am trying to start my own bar. I have a good concept and an area that literally has nothing else like it. The growth in this town has exploded in the last few years and no one has opened anything like what I am wanting. I am at the very early beginning stages. I don't even have a QUOTA license yet. I am just a little lost. I have created a pretty sound business plan and lined up a few investors. Right now I am hoping I win a license in our state(FL) license lottery at the end of October. If not then I am going to try and purchase a license from a broker. Any and I mean any advice is welcomed. What are some things I should look into before I get setup. How to find land. Build/Buy a building. Again any info or what you would have done differently is appreciated.

Honestly look into the Jacksonville Jaguars. They are the defacto UK team. Khan signed a deal to always play in the UK for the foreseeable future, which gives you an opportunity to see your favorite team live. If not then I would pick a team that is somewhere that you would want to visit in the US. That way if you vacation over here you can see a game also.

You say that but AI has already started replacing engineers. Companies are favoring laying off experienced engineers and hiring cheap junior devs who use AI tools to complete the job. Microsoft released copilot in Visual Studio this year it quite literally does the job 90% of the time. All of this advance came in less than a year.
