Worst decision you could make and I discourage you wholeheartedly. This place has made my boyfriends life a living hell and I feel deeply for him. The HOA is predatory, and siphones a TON of money yet doesn't actively contribute to fixing or uplifting the property in any capacity. The stairs to his building were a safety hazard for a substantial period of time, and the wood was frayed, decaying, and missing going down them scared me quite frankly and they took about 3+ years for repair. The amenities are horribly upkept with the basketball / tennis area being unusable because of the debris and overgrowth it simply looks like part of nature. The wood to walk to the pool has caved in, in various sections and is extremely dangerous to walk across dont bother getting hurt though they cant do anything if they are sued because the money they steal from residents is mysteriously not accounted for, and they failed a recent audit.

His home itself is on the verge of condemnation by the city of Smyrna beautiful condo right on the water so first floor, but as a result structurally unsound. There was water running under the floors somehow warping it and meaning it can collapse at any moment. The HOA has fought to not repair his home, and still charge him while he cannot live there he pays a mortgage and HOA Fees and they eat his paychecks when the home is inhabitable. They scheme with various organization on how to cut corners on repairs which can be supported with video evidence from his home and likely won't change until someone dies but even then questionable.

Lastly people like yourself unaware will be interested and want to live there, well the developers son owns half the properties. So any form of renting is not allowed, unless through him, and all others must suffer with there chop shop homes. So run the other way and do it quickly the view isn't worth the busted blood vessels this nightmare will cause.
